    Off-White opens doors in Bangkok’s EmQuartier

    Italian luxury fashion label Off-White has opened a new monobrand store in Bangkok’s EmQuartier.

    Located on M Floor, the Off-White EmQuartier store occupies a 174sqm space, offering a selection of Off-White’s menswear and womenswear collections.

    The store facade features gray walls with the Off-White’s logo in yellow. The store’s interior is dressed in curved wood, creating a soft and elegant design.

    Off-White’s products are displayed under the wooden wall, which according to the company works as “racking systems and modules for product display”, a feature specially created for this location.

    Several grey granite tables with hole detailing stand in the centre of the store, reflecting the Off-White’s fresh, new logo concept. Velvet benches and carpets add a touch of sophistication to the design.

Launching in the Helix building, Emquartier, the new store expects to cater to the brand’s cult following in the market.     The launch is being marked with the announcement of the brand’s new influencer, actress, artist and director Manasnan Panlertwongskul, and the unveiling of its latest lipstick.

    Shoppers can now save money on luxury brands by combining reward points from their different Visa credit cards.

    The “Points for Brands” campaign enables customers with Visa credit cards issued from leading financial institutions in Thailand, including Kasikornbank, Bank of Ayudhya (Krungsri), Krungthai Bank, Krungsri First Choice, Government Savings Bank, and Thanachart Bank to pool reward points for purchase of goods at selected luxury brands at a rate of 1,000 points for THB 100.[1] 

    There are more than 70 participating brands at The Emporium and The EmQuartier, including Coach, Kate Spade, DKNY, DVF, Proenza, COMME des GAçONS, Jimmy Choo, Valentino, EMPORIO ARMANI, Balenciaga, Calvin Klein, Hugo Boss, MCM, and Club 21.

    The Mall Group plans further expansion

    Despite a tougher retail market, The Mall Group in Thailand plans to expand this year, allocating 5 billion baht (US$139.8 million) for new projects and upgrades.

    CEO Phaibul Kanokvatanawan says this includes 800 million baht pegged for a new building behindThe Mall Bang Khae.

    Parking will also be increased to 3800 spaces from 3000, and the remaining 4.2 billion baht will pay for an extension of two malls in Nakhon Ratchasima, scheduled to open soon. After relaunching its Korat project in September, total space at the complex will be 200,000 sqm.

    Two billion baht will be spent on developing Blue Port, the group’s latest retail project in Hua Hin. About 80 per cent complete, this project is scheduled to open in October, earlier than planned.

    Part of the budget will be allocated renovating The Mall Bang Kapi to respond to the rapidly changing customer profile of the area.

    While competitors have expanded their retail complexes on Rama IX and Ekamai-Ram Intra, including Crystal Park Phase II, Central East Ville and Show DC, Phaibul is optimistic, saying his company will thrive by both catering to core customers across a complete range of products and fostering brand loyalty.

    However, the spending power of Thai consumers has not improved despite heavy consumption at the end of last year sparked by a government tax break, he says. Also, overseas tourist levels are back to normal at Siam Paragon, The Emporium and EmQuartier since the Lunar New Year holiday.

    “We want the government to speed up the airport extension to attract more tourists to Thailand.”

    Phaibul says the company expects sales growth of 5 per cent to 52 billion baht this year.

    Bangkok retail rents hold firm despite competition

    Bangkok’s retail market is now “the most competitive it has ever been” – yet there is another 1.1 million sqm of retail space under construction.

    When complete, by the end of 2017, that will bring the total completed supply of mall space in the Thai capital to nearly 8 million sqm – all in a market currently characterised by weak consumer sentiment and slow retail sales growth.

    But despite the intense competition, a leading property expert says Bangkok retail rents – in malls, anyway – are holding firm.

    In a column (which you can read in full here) written for the Bangkok Post Spectrum magazine CBRE Thailand MD Aliwassa Pathnadabutr, says the proliferation of new brands setting up shop in Bangkok, and the expansion of existing branded chains is fuelling unprecedented competition in the city.

    “In the upcoming festive season, we expect to see major retail developers competing with heavy promotions and retail events in a bid draw consumers and capture their holiday spending,” Pathnadabutr asserted.

    “The expansion by retail developers in the CBD and suburban areas, entry of new local and international retailers, combined with a challenging economic outlook and weak consumer sentiment is all adding up to the mix.”

    Pathnadabutr says the recent openings of EmQuartier and Central Embassy have intensified competition for existing CBD malls like the high-end Gaysorn, and the giant CentralWorld and Paragon centres.

    “As the major retail centres are chasing after the same group of consumers, retail events and promotions have become ubiquitous leading to a cut-throat competition and heightened promotion campaigns, particularly gearing up to the festive season where consumer spending typically peaks.”

    Expansion and development of suburban centres – like the Future Park Rangsit expansion which marked its soft opening in the last fortnight – may draw customers away from the CBD malls, although Pathnadabutr expects their impact to be limited and growing tourist base will keep the numbers up in the larger centres.

    Despite the competition, retail rents have held their own in Bangkok, according to Pathnadabutr.

    “It is often difficult to measure retail rents as there is a big range even within a single development. Prime retail rents in Grade-A downtown shopping centres range from THB1800 to 4500 (US$50 – $125) per sqm per month for ground floor spaces and THB1200 to 2380 (US$33 – $66) per sqm per month for suburban malls.

    “This level has been maintained throughout 2015 despite the growing competition.”

    The store has 380 sqm of floor space in what the fashion brand describes as “a one-of-a-kind brand experience” which “caters to an elite clientele, serving both its male and female clients in a single location”.

    As the photos show, the design is contemporary and minimalist, creating a sense of space with matching stone textured walls and floors and simple wooden display cabinets.

     

    Valentino, founded in 1960, is headquartered in Milan, Italy.

    Luxury shoe brand Jimmy Choo has marked the opening of its newest Bangkok store with the release of a ‘Candy bag’ featuring a tuk tuk.

    “Like the London Taxi, the tuk tuk is an icon of the city. It has a unique warmth and eccentric charm all of its own,” Jimmy Choo creative director Sandra Choi observed at the opening of the new store in the new EmQuartier upmarket shopping mall on Sukhumvit Rd.

    Jimmy Choo is releasing limited editions of the Candy bag to mark openings of a number of new stores around the globe – the Bangkok edition is the seventh, following Hawaii, Los Angeles, Dallas, Las Vegas, London and Toronto.

    Choi worked alongside David Collins Studio to design the new EmQuartier shop which features soft colour tones and contrasting shimmering surfaces.

    “I wanted our new space to be a luxurious environment that would combine the refined detail of a haute couture salon with the intimacy of a fantasy closet,” Choi said in an interview with The Nationnewspaper.

    The interior design includes satin gold, rose gold pink marble and mink velvets which blend with “oyster stone and mother of pearl chevron floor”.  Rounded glass pendants hanging from the ceiling add to the luxury feel.

    BuckleyGrayYeoman has designed a new store concept for Fred Perry in Asia.

    The new Bangkok flagship is one of the star tenants of the newly opened EmQuartier shopping centre developed by The Mall Group.

    The store is the second BuckleyGrayYeoman designed in the Far East and the practice’s latest fitout in its tenure as Fred Perry’s Worldwide Retail Design Consultant.

    The Fred Perry Bangkok store in EmQuartier represents “a subtle development of the Fred Perry design language” developed by the architectural practice, which has resulted in “a contemporary and elegant boutique, designed to fit in with the selection of international luxury brands selected by the mall,” according to Paul White, director in charge of the project.

    “EmQuartier is an exciting new development for Bangkok that brings together a truly stellar collection of international retail brands. To match the tone of the development, we have successfully modified our core design strategy, creating a smart interior that aligns with the ethos of EmQuartier while retaining the definitive Fred Perry DNA,” said White.

    The store presents an open plan layout and sophisticated materials palette featuring concrete, black steel, timber and polished brass which contrasts with the wooden parquet flooring. A supersized signature Fred Perry laurel wreath logo has been drawn into the plan, influencing the shape and position of the seating and custom-made cabinets. In addition, BuckleyGrayYeoman  created a sense of luxury in the shopfront by using a striking ribbed black steel and brass strip wreath on a series of large scale artworks incorporating the Fred Perry laurel logo.

    Formed in 1997, BuckleyGrayYeoman is based in Shoreditch, London. Its past projects include Fashion Street in Shoreditch and 25 Soho Square in central London.

    BuckleyGrayYeoman has completed stores for Fred Perry in Cardiff, Westfield Stratford in London and now Munich.

    Bangkok malls hit their stride

    Among the small circle of mall developers in Bangkok, the default motto has been “the more, the better”. In a city already teeming with over 120 malls, International property consultant CB Richard Ellis says one million square metres of retail space is expected to be completed here this year. Bangkok ranks eighth among the top retail target markets in Asia-Pacific, according to its report.

    As the malls take up vast swaths of land in prime areas, Bangkok risks losing its poignant charms to be just another city with high-rise buildings. Residents have taken up the cause with the Makassan Hope group petitioning the Bangkok Metropolitan Administration to refrain from selling huge plots of state land in the central district to developers.

    There has also been much buzz about the popular street food court on Sukhumvit Soi 38, which will soon make way for condominium blocks.

    Despite that sentiment, Supaluck Umpujh, one of three retail queens who oversaw the development of EmQuartier, says residents have much to gain from modern shopping malls built on the one-stop lifestyle centre model.

    Malls featuring cinemas, restaurants, stores and mini parks provide relief for urban dwellers living in crowded conditions in high-rises, she says.

    “Many people live in condos and they need a place to go out and enjoy social life. You can come to the mall to hang out, get a haircut, send your kid to a learning centre and watch a movie.

    “We are not just building a mall, we are building up a district, that’s our aim,” says the vice chairwoman of The Mall Group.

    EmQuartier is part of the master plan for Em District, which encompasses a 650,000m2 retail zone with three shopping complexes.

    Since its recent launch, the mall has come up with various marketing gimmicks including Pharrell Williams’s flash mob dance by its Gourmet Market staff and the latest #iFeel Instagram campaign.

    “A building can be elegant but cold inside. I want people to come to the mall feeling happy like it is their second home,” she says.

    It is inevitable that more malls will be built, as the older malls with outdated designs and inadequate facilities no longer appeal to shoppers, she says.

    Not just for Thais

    As more malls are opening up, it is a wonder Thais have enough spending power as household debt keeps mounting.

    However, Thailand’s reputation as a popular tourist destination provides a strong customer base.

    “Previously, tourists came to Thailand for sightseeing but did not spend much money shopping. The government has introduced campaigns such as the Amazing Thailand Grand Sale to promote the country as a shopping destination,” she says.

    The prices of luxury goods here may not be very competitive due to the high tax rate, but Bangkok offers cheaper accommodation than other cities like Hong Kong and Singapore.

    “Bangkok can be the Dubai of the East with the number of world-class malls that we have,” she says.

    The Chinese tourist boom and the launch of the Asean Economic Community later this year could further spur the growth of the retail industry in Thailand.

    “Right now, the percentage of Chinese tourists who visit Thailand is still relatively small. Looking at the one billion population in China, there is huge potential to be tapped if more Chinese tourists visit Thailand,” she says.

    Rise of the high-end culture

    As the developer of Emporium, the first upscale mall in Bangkok, which opened its doors during the height of the 1997 economic crisis, Supaluck has weathered her share of the ups-and-downs in the retail market.

    She is unperturbed when figures released by the Bank of Thailand show that retail sales fell from February to April compared to the same months last year.

    “It’s part of life, this is a cycle. Currently, there is a global economic slowdown, many countries have their own problems. Even if the baht drops, we can expect to draw in more tourists, as you can see that the falling euro attracts more tourists to Europe.

    “During the ’97 crisis, Thais travelled less to shop overseas and the lower baht attracted many tourists to Thailand. That was why we were able to do very well with Emporium,” she says.

    The high-end consumer culture too looks to be gaining strength, judging from the rush of international luxury brands to set up flagship stores in Thailand. Jeweller Tiffany & Co and premium confectioner Pierre Herme opened their first outlets in EmQuartier recently.

    “Thai society is status conscious and we are still a developing country. Everyone wants to dress well and look good,” says Supaluck, who first brought in Chanel and Hermes to Thailand.

    While she is driven by the pioneer streak in her to introduce new brands to the local retail scene, she says international brands do not need much convincing, given the strong track record of Siam Paragon and Emporium under her helm.

    “The brands also put much trust and confidence in Thailand as a tourist attraction. They are watching where the Chinese are going and see where is ‘the destination’.”

    Bangkok’s newest shopping showcase The Em District has commissioned a stunning 3D Mapping performance to mark its formal launch on Sukhumvit.

    The Emporium Group, managers of The Emporium and The EmQuartier, said the company invested 200 million baht  (nearly $US6 million)  to hold “The World Extraordinaire” under ‘The Grand Celebration That Bangkok Has Never Experience Before’ concept.

    The show made its debut at a World Extraordinaire launch party attended by thousands of invited guests.

    The new Em District retail precinct comprises the refurbished and expanded Emporium shopping centre and the newly constructed EmQuartier.

    Every day at 7pm the 3D Mapping Extraordinaire performance is repeated with images projected onto The Emporium and The EmQuartier’s facades.

    For the gala opening celebration, the light show was accompanied by a fireworks show accompanied by music from symphony orchestras.

    Slated as “the biggest World Mapping Showcase in Asia” it is held in collaboration with Advanced Info Service, Bangkok Bank, Bangkok Airways, Bangkok Dusit Medical Services, Muang Thai Life Assurance and Oishi Group.

    The 3D Mapping Extraordinaire was created by Moment Factory a new media and entertainment studio which has previously worked with Madonna, Justin Timberlake and Britney Spears, amongst others.

    The Em District is positioning itself as Thailand’s newest ‘one stop retail destination’ that attracts tourists and locals alike.

    To mark the opening, The Em District is holding a campaign ‘Shopping Extraordinaire’ which offers customers a chance to win one of four grand prizes worth a total of 30 million baht ($891,000) with every 2000 baht ($59) spent.  Prizes include an apartment (Condominium Park 24), Porsche Macan; Mercedes-Benz CLS 250, a Veranda Residence at Pattaya Condominium and holiday packages from Bangkok Airways and the Dusit Thani.

    Thailand’s The Mall Group has budgeted a massive US$15 million to launch its premium EM District.

    The first stage is the unveiling of The EmQuartier which it says will position Sukhumvit as “a world-class fashion destination”.

    In collaboration with more than 400 world-class brands and leading Thai brands, a fashion event with more than 200 models – Fashion Extraordinaire – showcased “groundbreaking fashion and urban lifestyle in a stunning new shopping complex”.To mark the shopping experience, prizes worth over 30 million baht will be up for grabs.

    Management of The Mall Group and The Emporium Group led by Supaluck Umpujh, Krissada Umpujh, Paibul Kanokwattanawan, and Kreignsak Tantiphipop, along with business partners, retailers, business owners, executive-level managers, celebrities and local socialites joined the festivities.

    Supaluck Umpujh, vice chairwoman of The Mall Group and chairman of The Emporium Group said a budget of 500 million baht ($15 million) has been allocated to celebrating The EM District’s opening, designed to provide Bangkok with “a stunning experience”.

    The four-month-long celebration which started on March 27 will run until July 31 and is divided into three concepts for three periods, starting with Fashion Extraordinaire, Dining Extraordinaire, and ending with World Extraordinaire.

    For Fashion Extraordinaire, The EM District collaborated with labels including super brands, world-class brands and leading Thai brands to establish itself as the ultimate fashion centre. Brands including Louis Vuitton, Chanel, Dior, Prada, Cartier, Dolce & Gabbana, Celine, Fendi, Gucci, Valentino, Chloe, Loewe, Miu Miu, Salvatore Ferragamo, Burberry, Emporio Armani, Club 21 and many more.

    As a fashion centre, The EmQuartier is home to many leading brands. The Q Stadium is a concept store with trendy clothes and accessories that were carefully selected from around the world. Over 4000 sqm, the urban-wear multi-label World-class fashion centre store’s design concept is ‘the urban playground’ to cater to the city lifestyle of those with sophisticated style.

    More than 50 brands at Q Stadium include Adidas Neo, The Adjective, Carnival, Fly London, Leisure Project Store, Penfield, Superdry, Travel Fox and Vanquish.

    Qurator is the ultimate Thai designer showcase, housing more than 60 leading Thai designer brands on a 6000 sqm space.     The Atelier on G floor, Emporium Department Store was unveiled last December, and is a multi-fashion brand store with leading fashion brands from around the world coveted by fashionistas.

    And Another Story is a new concept store with a variety of products designed by designers from around the world. These products are unique and affordable. There are 160 popular brands from around the world, of which 70 are exclusive brands from abroad and 30 make up a special collection of Thai brands. On a 900 sqm at A building, The EmQuartier, Another Story is divided into six zones.

    Customers can design their own one-of-a-kind stationery to take home at the Stationery zone. The Yellow Korner zone is a gallery filled with work of artists from around the world.
