    Outstanding start for Nanchang Capital Outlets

    In its first three days, Nanchang Capital Outlets generated sales of more than RMB21.8 million (US$3.2 million) with customer traffic exceeding 1.8 million.

    It is the second outlet project this year for Beijing Capital Grand, the commercial property arm of Beijing Capital Land, and its sixth outlet project in China. It is also the company’s first foray into central China. Nanchang is one of the 10 youngest cities in China.

    Covering 130,000sqm, Nanchang Capital Outlets combines key elements of Chinese lifestyle and culture. It has more than 300 shops, including international, fast-fashion and sportswear brands, children’s entertainment, theme restaurants, reading corners and 2000 parking spaces.

    Still to come are a trampoline park, Jump360, a 5000sqm Imax cinema and an 8000sqm supermarket.

    The project’s 150-plus fashion and lifestyle boutiques include Adidas, Aigner, Chic Outlets Multi Brands Boutique, New Balance, Nike, Rodrigo, Skechers and Stella Luna. The food line-up includes KFC, Taste of Caimi and Yuemandajiang Classic Sichuan Hot Pot.

    About 12 more Capital Outlets projects are on the drawing boards.

    First phase of Europark Dalian complete

    New York-based architecture and urban planning firm Laguarda.Low Architects has completed the first phase of Europark, a 3 million sqft (280,000 sqm) mixed-use complex in Dalian.

    Set on a landscaped park in the heart of Donggang’s CBD, Europark Dalian comprises the award-winning Galleria Mall, a tower of apartment suites, two SOHO office towers and two residential towers, which are planned for the second phase of construction starting late this year.

    “Now the first phase is complete, we are certain the cutting-edge architectural style, contemporary design and endless retail options in this complex will attract attention throughout the region,” says Laguarda.Low principal John Low.

    Officially opened in August 2015, the Galleria Mall is the first European-style shopping centre in Donggang. It is at the site’s centre, offering four levels of retail, including Adidas, H&M, Nike and Zara stores plus an Imax theatre – all arranged around a central skylight that permeates daylight to all levels.

    The Galleria Mall has won such accolades as the China Building Complex Award in 2011, the Design Innovation Award in 2013, a bronze award for retail development in 2014 and the New Media Service Marketing Award in 2015. Laguarda.Low also designed the mall’s interior.

    In partnership with international landscape design firm SWA, Europark has the biggest green park in Donggang. The development is within walking distance of Dalian Port and the Davos Conference Center.

    Sunway Velocity Mall opens doors

    Sunway Velocity Mall has opened in Cheras, with a catchment of 1.72 million residents including the nearby areas of Ampang and Kuala Lumpur.

    With a neo-futuristic appearance, the sphere-shaped shopping centre, known as the “KL Orb”, is set to be a landmark on the city’s skyline, especially with its LED light display.

    Its opening is also a milestone for the Sunway Group’s retail division. The group’s fifth mall, it integrates shopping, entertainment and gastronomy in an integrated development.

    “Sunway Velocity Mall was built and designed with one key purpose – to enrich the life experiences of its surrounding community,” says Sunway Shopping Malls & Theme Parks CEO HC Chan.

    The centre has four precincts: Vanity Hall, Marketplace, Food Street, and Commune @ Sunway Velocity. The seven-storey mall offers the first-ever Aeon MaxValu Prime in Malaysia – the third such outlet in the world following Japan and Hong Kong.

    The other two main anchors are Parkson and TGV Cinemas, which has the largest Imax screen in Malaysia. Other tenants include Chi Fitness, Grand Imperial, Harvey Norman, JD Sports, Padini Concept Store, Popular Bookstore, Toys‘R’Us and Uniqlo.

    Chan says the mall is part of the “golden triangle of retail spaces” comprising the new Ikea Cheras, Aeon Maluri Shopping Centre, MyTown Shopping Centre and the Tun Razak Exchange (TRX) Lifestyle Quarter development.

    Sunway Velocity Mall has been “dressed” for the festive season with decorations including a 30ft (9m) Christmas tree surrounded by giant presents in the main atrium. There is also a Christmas spend-and-win campaign, Santa City, which runs until February 12. Prizes include a Volvo V40 car, a Celistar diamond ring by SK Jewellery, a Hero bed frame, and a Nature’s Finest Himalaya mattress from Harvey Norman.

    There are also free weekend Christmas workshops for children.

    Aeon Mall plans ASEAN expansion

    Japan’s Aeon Mall plans more shopping centres in Indonesia and Vietnam, and is also looking at possibilities in Laos, Myanmar and Thailand.

    Under its 2020 strategy, it is planning five more outlets for Jakarta, after entering the 250-million-strong market with its first Aeon Mall in Indonesia last year, and will also add three more branches in Ho Chi Minh City and another in Hanoi.

    Aeon Mall’s ASEAN division director and executive GM Mitsugu Tamai says the company is also studying the feasibility of business development in Thailand, Laos, Myanmar and Thailand.

    He says the aim is to have its first Aeon Mall in Thailand by 2020, probably on the outskirts of Bangkok. The project would be undertaken either through its own investment or via a joint venture.

    As well as Aeon Mall BSD City in Indonesia, the group has 24 locations in Malaysia and another mall in Phnom Penh, with another on the books for the Cambodian capital. For this, the Japanese retailer will continue its collaboration with Bangkok-based Major Cineplex Group with a Major Cineplex at the mall.

    Major Cineplex chairman Vicha Poolvaraluk says his company is investing about Bt200 million (US$6.5 million) on a 10-screen theatre, including an IMAX laser theatre, as well as 20 bowling lanes.

    Other Thai companies, including Black Canyon Coffee, Fuji Restaurant, Jaspal and S&P, are also interested in opening branches at the mall, which will cover 100,000 sqm in Pong Peay district, and is scheduled to open in the first half of 2018.

    Aeon Mall is also looking at China as a key destination for overseas expansion. It already has 11 malls there, and by 2020 hopes to have more than 10 per cent of its revenue contributed by overseas business, up from 2 to 3 per cent now.

    “With aggressive outlet expansion, the company aims to see a 120 per cent year-on-year increase in terms of revenue from overseas markets,” says Tamai.

    Imax China to Install 100 New Screens in 2016, Bullish on Growth

    Imax China, the Hong Kong Stock Exchange-listed subsidiary of the Canadian giant-screen exhibitor, reported a robust year of growth in the booming China market on Thursday.

    The company’s greater China box office reached $312.4 million, a 53.8 percent increase over net grosses in the territory in 2014. Reflecting the record box office and the company’s ongoing screen installations, total revenues surged 41.4 percent to $110.6 million, with adjusted profit growing 66.9 percent year-over-year to reach $43.4 million.

    The company said it will continue its expansion in the Chinese market with the installation of 100 new screens in 2016. Last year, Imax installed a record 74 giant screens, bringing its country-wide network total to 307 theaters.

    In 2015, Imax exhibited 31 films in China, a record eight of which were local-language Chinese titles. Imax reports that its per screen average in greater China was up 10 percent for the year to $1.34 million. The company indicated that it was pleased with the growing-per-screen average given that it has been aggressively expanding in the market at the same time.

    The biggest performing title for the company in 2015 was Furious 7, which earned a record $39 million in Imax box office. Local blockbuster Monster Hunt also set a domestic record, grossing $27 million in the format.

    Imax China, listed on the Hong Kong Stock Exchange on Oct. 8, 2015, received $57 million in net proceeds, resulting in a cash balance of $90.7 million as of Dec. 31, 2015.

    The demand for IMAX China shares has not met expectations, according to a filing on Wednesday.

    The $248-million initial public offering (IPO) of IMAX China Holding Inc. in Hong Kong saw a relatively weak demand from retail investors, according to a filing on Wednesday.

    The demand for new listings in Asia Pacific stock markets has been hurt by the weakening of the Chinese stock markets earlier this year, as well as the rather sporadic performance of other equity markets around the world.

    IMAX China Holding Inc., majority-owned by the giant screen movie theater equipment maker of the same name, is most likely a casualty of this market slowdown.

    There have been some signs of improving confidence in the market, with China Huarong Asset Management Co. and China Reinsurance Group interested to make their Hong Kong IPOs this week, worth a combined $5 billion. However, market players and analysts have said that it is still too early to predict a recovery.

    “Sentiment has not recovered, it’s not that strong yet because the market remains volatile recently,” according to Jasper Chan, a Corporate Finance Officer at brokerage Phillip Securities in Hong Kong.

    The IMAX China IPO was priced last week at HK$31 ($4) per share, near the bottom of its marketed range. Demand for shares from retail investors accounted for a mere 70 percent of the shares that were offered, according to the filing.

    In comparison, the listing of Yunnan Water Investment Co. Ltd. in May was demanded by retail investors 354 times the number of shares offered.

    In April, the listing of Shanghai Haohai Biological Technology Co. Ltd. was oversubscribed around 180 times the shares offered.

    However, the institutional tranche of the deal was oversubscribed, according to IMAX China.

    The IMAX Corp. China unit debuted on the Hong Kong stock exchange on Thursday, marking the first listing by a major global brand there since 2011.
