The concept serves as a metaphor to describe modern-day people who seem “obsessed and overwhelmed by the invalid information they receive daily.”

To celebrate the opening of the new location, Gentle Monster has teamed up with fashion blogger Yoyo Cao to come up with a special edition of the brand’s popular Cobalt sunglasses model. The limited edition eyewear features a trendy tear drop-shaped frame along with details such as a twisted bridge and an inner template engraved with the word “Yoyokulala”.

CapitaLand hits record with Suzhou Center Mall

With the opening of its largest shopping centre yet, Suzhou Center Mall, Singapore retail-estate company CapitaLand has marked a record year of a million square metres of retail space.

More than three times the size of Ion Orchard in Singapore, the mall is also the largest shopping centre in the Chinese city. It spans nearly 300,000sqm in gross floor area (GFA), excluding car park.

More than 600 retail brands are housed within the mall, in the heart of the western CBD of Suzhou Industrial Park, next to the historic Jinji Lake. It is the centrepiece of the Suzhou Center integrated development that also comprises four grade-A office towers, two luxury residential towers and the W Suzhou hotel tower, which are all interconnected.

With a total GFA of 1.13 million square metres served by a 1570m tunnel leading to its basement car park and directly linked to two metro lines, Suzhou Center was master developed by Suzhou Hengtai Holding Group, owned by the Suzhou Industrial Park.

CapitaLand, through its wholly owned shopping business CapitaLand Mall Asia, is co-owner and co-developer for the mall and two 21-storey office towers.

    World’s largest

Designed by multiple award-winning architectural firm Benoy, the seven-storey Suzhou Center Mall has an undulating roof that is the world’s largest free-form monocoque roof at more than 36,000sqm. Shaped like a pair of phoenix wings to symbolise Suzhou’s growth taking flight, the multi-coloured roof comprises 6947 pieces of uniquely shaped glass.

Suzhou Center Mall also boasts 60,000sqm of greenery across terraces, rooftops and the landscaped cantilever bridges that extend from two ends of the mall to the lakefront. A 45m-wide, 25m-high water curtain is a feature of the mall’s facade facing Jinji Lake.

Nearly a third of the mall’s offerings are new to Suzhou, including Forever 21 and Victoria’s Secret. H&M and Zara will run triplex stores in the mall, their biggest outlets in the city.

  • Retailers snag prime spots for flagships amid lower rentals

Retailers snag prime spots for flagships amid lower rentals

Rising vacancies and plunging rentals in shopping malls may be a headache for landlords, but it is not all bad news for retailers who have taken advantage of lower rentals to snag prime locations for their flagship stores.

More than 10 flagship stores were set up islandwide last year, noted property consultancy Cushman & Wakefield’s research director Christine Li. This is the highest number since the global financial crisis in 2009, she said.

The last wave of flagship stores were set up between 2007 and 2009, when Orchard Road was undergoing a makeover.

Last year, cosmetics label MAC and Sephora opened flagships at Ion Orchard, while Japanese fashion retailer Uniqlo unveiled a three-storey store in Orchard Central. Other new flagships include those of watch brand Rolex at Marina Square and German leather goods brand Braun Buffel at Marina Bay Sands.

Ms Li said: “In the lower rent environment, 2016 saw a ‘flight to quality’ as retail brands that are still optimistic on expansion took this opportunity to upgrade to larger prime retail spaces vacated by previous tenants.”

    • 10 At least this number of flagship stores were set up islandwide last year. This is the highest number since the global financial crisis in 2009.

She said flagships are strategic, as they reinforce and enhance a brand’s presence and status.

Uniqlo’s founder Tadashi Yanai said the firm decided to open a flagship in Orchard Road as it sees Singapore as a gateway to not only the markets in South-east Asia but also in the Middle East and Africa.

“Despite the faltering retail climate in Singapore, Uniqlo’s belief in the potential of this region is what has driven (our) decision to launch the three-storey Global Flagship store here,” he said.

The islandwide vacancy rate for retail space was 7.5 per cent at the end of last year, up from 4.5 per cent at the end of 2013, Urban Redevelopment Authority (URA) data showed.

The climbing vacancy rate has, in turn, reduced rental rates. The median rental rate for retail space in the third quarter of last year was the lowest on record, falling to $9.82 per sq ft per month for the Orchard Road area – the first time it fell below $10, URA data showed.

Riding on the wave of soft rents, French sporting goods retailer Decathlon even secured a 15-year lease for a 35,000 sq ft outlet in Viva Business Park in Chai Chee, which opened in January last year.

  • T2 Singapore launches with kaya toast brew

T2 Singapore launches with kaya toast brew

For its first outlet in Asia, Australian tea chain T2 Singapore has launched with a new brew that pays homage to local breakfast staple kaya toast.

Its Singapore Breakfast tea is a blend of pu’er (Chinese fermented tea), green tea, coconut flakes and roasted rice. It is among more than 150 types of teas at the new store, in the 313@Somerset mall.

T2 CEO Nicky Sparshott says Singapore was picked for the company’s Asian debut because of its “strong tea-drinking culture with multicultural influences, from black tea dating back to the colonial period to Asian tea beverages such as teh tarik – Malay for pulled tea – and green tea”.

Covering 550 sqft (51 sqm), the store offers myriad teas, from black, green and white to rooibos, and herbal and fruit-based tisanes.

Bestsellers for the company include French Earl Grey, which has bergamot-infused black tea perfumed with rose and sunflower petals and hibiscus; Green Rose, green tea paired with mango, papaya and rose petals; and Fruitalicious tisane, a blend of cranberries, blueberries, dragon fruit and goji berries.

    t2-tea-c

Singapore has been among T2’s top five markets in online sales over the past two years, and Sparshott hopes the country’s reputation as a tourism hub can expose the tea company to visitors in Asia.

    “Infinite possibilities”

“Tea has moved from being a beverage for old people to having infinite possibilities … there is an appetite for new invention in teas,” she says.

Like its more than 75 outlets in Australia, New Zealand, the UK and the US, the T2 shop in Singapore has black floor-to-ceiling shelves lined with brightly coloured tea boxes, tea pots, cups and accessories. Taking centre stage is an island brew bar with tea-making apparatus, where six types of hot and iced tea beverages are brewed daily for customers to sample.

Sparshott says customers can also attend regular tea masterclasses and tea-blending sessions through the tea community group T2 Society, which is free to join.

She says T2 intends to open another three or four outlets in Singapore in the coming year.

Started in Melbourne in 1996, T2 was acquired by Unilever in 2013, which owns such tea brands as Lipton.

Other tea boutiques in Singapore include the TWG Tea chain and The 1872 Clipper Tea Company, which opened a tea retail shop-cum-bar in Ion Orchard last April.
