Kaufland confirms two more sites in Victoria

Kaufland Australia has confirmed two more stores for Victoria, with a further nine to be reviewed by an advisory panel.

The two new stores located at Oakleigh South and Coolaroo, take Kaufland’s approved store count in Victoria to five.

The nine proposed sites, to be reviewed by an independent panel, including both metropolitan and regional cities, throughout western and eastern Victoria.

In March, the retailer confirmed its first three Victorian stores at Dandenong, Epping and Chirnside Park and last week began construction of the first two, which will act as test stores in the Australian expansion.

Kaufland Australia managing director Julia Kern said the Dandenong store will provide increased choice, value and promote fair competition for consumers.

“Our Dandenong store marks a tremendous milestone in our development here in Australia, and we are very happy to break ground for our first store in Victoria,” Kern said in a statement on Thursday.

The German retail giant has also already commenced construction of its $255 million distribution center in Mickleham, which will be one of the largest in Australia.

Kern made the announcement on Thursday, alongside treasurer of Victoria and minister for economic development Tim Pallas. The development brings Kaufland’s planned total investment in Victoria to over half a billion dollars, with potential for up to 2400 new jobs.

“With five approved stores, as well as the additional nine sites under review, we are committed to our long term, sustainable growth across Victoria. We look forward to creating thousands of jobs and creating opportunities for local businesses,” Kern said.

“Australia is one of the fastest-growing regions in the world, and we are excited to grow with it. Our aim is to raise the bar in retail excellence and provide an uncompromising quality food shop for our customers.”

She said the retailer is focused on delivering “quality, simplicity, variety, and price throughout Victoria and Australia”.

Last week the retailer announced the acquisition of its third Queensland site at Morayfield Village Retail Centre, to add to the Toowoomba and Burleigh Heads sites.

The retailer is also planning to build its first South Australian store in Prospect, an inner northern suburb of greater Adelaide.

Kaufland Australia is pressing forward with its Australian expansion with the acquisition of its third Queensland site, in a location that may concern local players.

On Wednesday, the German retail giant confirmed that it has taken ownership of Morayfield Village Retail Centre at 177-189 Morayfield Road, a suburb of Moreton Bay Region in north Brisbane.

The property listing on the Commercial Real Estate website indicates that the center is next to Morayfield Regional Shopping Centre, which houses major market players including Coles, Woolworths, Target, Kmart and Big W, with an Aldi store and two additional Woolworths supermarkets also situated in the precinct.

The 16,690sq m site, described as “a well-established, modern, single-level retail center”, includes a 6,939sq m building which is more than enough for a Kaufland supermarket, which generally occupies a total store area of 4,000 square meters.

Earlier this month Kaufland announced that it was making its first foray into the Toowoomba region in southern Queensland, along with the purchase of a site at Burleigh Heads on the Gold Coast.

A spokesperson for the retailer said that it is planning to explore further opportunities in the area.

“We are committed to long term, sustainable investment in Queensland, and we are delighted to be looking at all sites and opportunities that are available, ” a Kaufland spokeswoman said

“We look forward to continuing to work together with Moreton Bay Regional Council and all key stakeholders with the goal to deliver high quality, great service, and amazing value to the wider region.”

Kaufland has advised that its supermarkets will be stocked with local, regional and international products at discount pricing, with each store including a bakery, butcher and liquor areas.

In March, Kaufland Australia received planning approval for its first three stores in Victoria at Chirnside Park, Dandenong, and Epping as well as its Melbourne headquarters and Australia’s largest distribution center to be located at Mickleham.

The following month, the retailer was granted development approval to build its first South Australian store in Prospect, an inner northern suburb of greater Adelaide.

Woolworths and Aldi have increased their share in Australia’s grocery market, while Coles and IGA have slipped slightly, according to the latest research from Roy Morgan.

Woolworths remains Australia’s top grocery retailer, increasing its share of the market to 34 per cent in 2018, up 1.4ppts, while a newly independent Coles now has a share of 27.6 per cent of the total grocery market, down 1.6ppts on a year ago.

Aldi grew its grocery market share to 11.4 per cent in 2018, up 0.5ppts from a year ago, while Other Supermarkets outside the ‘big four’ such as Foodland and Foodworks have increased their share to 9.1 per cent, up 1.2ppts. IGA’s grocery share was down 0.4ppts to 7.1 per cent.

Woolworths’ dominance in key fresh food categories has helped its strong lead. The retailer holds the largest market share in dollar terms for fresh meat, fresh deli, fresh bread and fresh fruit and vegetables ahead of Coles, Aldi and IGA supermarkets. The big two currently dominate Australia’s fresh food markets holding over 50 per cent of each of the fresh food markets.

Michele Levine, Roy Morgan CEO, said Woolworths’ impressive performance places it in a strong position to deal with the entry of German hypermarket Kaufland into Australia’s more than $100 billion grocery market.

“The demerger of Coles Group from industrial conglomerate Wesfarmers in the December quarter of 2018 means Australia’s second largest supermarket chain now has the opportunity to refocus on its core business ahead of the imminent arrival of German retailer Kaufland,” Levine said.

Kaufland is following in the footsteps of fellow German retailer Aldi with plans to open six hypermarkets in Victoria over the next two years and more stores Australia-wide in the future.

Levine also expects the anticipated rollout of ‘Amazon Fresh’ in the Australian grocery market in the near future to further disrupt the market. The online retail giant launched a food and grocery segment (excluding fresh food) late last year.

Three Kaufland sites got approved for Victoria

The big players on the Australian supermarket scene will be buckling up for some stiff competition this Friday morning, with the announcement that German hypermarket Kaufland has received planning approval for its first three stores in Victoria and Australia’s largest distribution centre.

The first stores at Chirnside Park, Dandenong and Epping received planning approval after an independent Advisory Panel process and despite the objections of many other players in the market.

The state-of-the-art distribution centre to be located in Mickleham, will be the largest in Australia and will act as the point of consolidation and distribution of goods to its supermarkets.

The proposed Melbourne headquarters was also approved.

Kaufland Australia managing director Julia Kern celebrated the news today with Treasurer of Victoria and Minister for Economic Development, Tim Pallas.

“Kaufland is committed to long term investment both in Victoria and across Australia. The development and approval of our first three stores, our distribution centre and our proposed future headquarters in Victoria will result in the creation of up to 1,600 Victorian jobs,” Kern said.

“Our initial investment of $459 million will create opportunities for local businesses and stimulate much needed competition and consumer choice in Australia’s supermarket sector.”

Kern thanked the Victorian Government and everyone who participated in the independent Advisory Panel process. She said she was looking forward to opening Kaufland stores in Victoria in due course.

Kaufland supermarkets will have a total store area of 4,000 square metres and will be stocked with local, regional and international products at discount pricing. Each store will include a bakery, butcher and liquor areas.

A number of independent local businesses such as cafés, sushi bars or nail salons will compliment the overall shopping destination.

“Kaufland will be a one-stop destination supermarket. Our aim is to provide all Australians with more service and choice, highlighted by our principles of simplicity, quality, variety and price.”

“Kaufland is delighted to call Australia our new home. We look forward to continuing our commitment to partner with local businesses and the wider community to ensure we create the best outcome possible.”

“Being customer centric is at the heart of all that we do – driven by our values of Performance, Dynamics and Fairness, we aim to increase choice, provide high quality service and promote fair competition to ensure that the customer is always the winner,” Kaufland said in a statement.

Three further proposed Kaufland sites, at Oakleigh South, Coolaroo, and Mornington, are currently being reviewed by the Advisory Panel.

The supermarket this week began advertising for Area Manager positions after receiving an additional $145 million capital injection from its German parent Schwartz Group for its ambitious plans down under.

The family-owned business currently operates 1,200 stores in 7 countries, with over 150,000 employees across Europe.
