    Paragon mall has added a new retail and lifestyle concept on level 3, bringing together curated fashion brands.

    Launched in phases from last June, the refreshed 15,000sqft concept offers new names from fashion, beauty, bags and accessories, dining and lifestyle brands.

    Indonesia’s Bekraf opens pop up in Singapore with fashion start-ups

    Bekraf, the Indonesian Creative Economy Agency, has joined with the Indonesian embassy in Singapore to open a pop-up store showcasing Indonesian fashion startups.

    Joshua Puji Mulia Simanjuntak, Bekraf’s marketing division deputy head, described Singapore as an important market for Indonesian creative industries, particularly for fashion, as a prospective hub to reach Asean and global markets.

    The fashion industry in Indonesia contributes over half of all creative exports from the country, an economy that generated US$20 billion to 2016 figures.

    At least 14 brands will participate in the event running at Paragon Mall during August.

    Travel luggage firm Samsonite has launched its first-ever concept store for ladies, Samsonite for Her, now open in Orchard Road’s Paragon shopping mall.

    The space has been designed to showcase curated product lines under the Samsonite, Samsonite Red, and Lipault Paris brands that each target specific demographics of women shopping for bags, accessories and luggage.

    The new store also serves to kick off Samsonite’s inaugural omnichannel retail platform, allowing customers to shop for options beyond the collections available on shelves. The initiative is designed to direct visitors to the brand’s entire digital catalogue online using an interactive tablet in store. The service offers free delivery of purchased goods regardless of sale size, leaving purchasers at ease to continue shopping without needing to carry their items around the mall.

    The move represents a new direction for the firm in the wake of recent accusations made against Samsonite by activist investment firm Blue Orca Capital, in a report that called the company a “mid-level brand masquerading as a premium luxury player”. The accusation resulted in the resignation of CEO Ramesh Dungarmal just weeks after Samsonite had reported first-quarter double-digit growth across all regions, which Dungarmal had attributed in part to its acquisition of eBags.

    Paragon dip hits SPH Reit income

    Lower revenue at Paragon mall hit net property income for SPH Reit Management for its second quarter to the end of February.

    The return of S$42.2 million (US$32 million) dipped 1.1 per cent from the same period last year. This reflected a rental reversion of -7.1 per cent for new and renewed leases at Paragon in the first half, mainly because of negotiations during the retail sales downturn since 2014. The decline was more moderated in the second quarter, says SPH.

    There were only three changes in tenancies at Clementi Mall, representing 1.4 per cent of the mall’s net lettable area.

    However, tenant sales have grown in the malls in tandem with the recovery in retail sales since June. Both properties also continued their track record of full occupancy.

    “In keeping with our philosophy of treating tenants as business partners, we work closely with them to ride through both cyclical and structural challenges in the retail environment,” says SPH Reit Management CEO Susan Leng.

    Gap, Banana Republic to exit by end of Feb

    Clothing brands Banana Republic and Gap are about to quit Singapore, FJ Benjamin has announced.

    Both outlets have announced their impending departure on their respective Facebook pages.

    FJ Benjamin, which brought both American brands to Singapore, says it will be closing the final two Banana Republic and three Gap stores in Singapore by the end of this month. The company has decided not to renew the franchise, which expires on February 28.

    When the fashion retailer announced the brands’ arrival in Singapore in 2006, it said it planned to open 30 stores – including outlets in Malaysia – by 2010.

    Gap’s stores are at Suntec City, United Square and VivoCity, while the Banana Republic stores are at Paragon and the Shoppes mall at Marina Bay Sands.

    SPH REIT’s net property income up, thanks to higher rents

    Higher rental income has helped boost first-quarter turnover at SPH Reit, which owns two malls, Paragon in Orchard and The Clementi Mall in Clementi.

    Both properties continued their track record of full occupancy amid headwinds in the retail environment, says SPH Reit.

    Gross revenue for the quarter, to the end of November, grew 1.7 per cent to S$53.5 million (US$40.2 million), on the back of higher rental income, while net property income rose 1.9 per cent to $42.2 million.

    “In keeping with our long-standing philosophy of partnering tenants toward mutual success, the rental review for tenants takes into consideration occupancy cost,” says the group. “This will better position them to ride on the sales recovery since June.”

    However, there was a negative rental reversion of 10.6 per cent for Paragon’s new and renewed leases, which had mainly been committed 12 months earlier. This represented 4.4 per cent of the mall’s net lettable area.

    There was only one tenancy change at Clementi Mall, and the overall portfolio rental reversion – based on the weighted average of all expiring leases – was a negative 10.6 per cent for the quarter, compared with a positive 1.2 per cent for new and renewed leases last year.

    Meanwhile, SPH Reit Management CEO Susan Leng says the group has maintained its track record of 100 per cent committed occupancy and delivered steady performance. “The Singapore economic outlook has improved and retail sales have shown signs of recovery since June.

    Paragon parent reports full occupancy

    Paragon parent SPH Reit says both its Singapore mall properties have continued their track record of full occupancy amid mounting competition.

    Despite a muted retail environment, gross revenue for the quarter ended August 31 grew 1.3 per cent to S$52.9 million (US$38.9 million). The trust says this is because of higher rental income from Paragon and The Clementi Mall.

    Net property income for the period was up 3.9 per cent year on year at $41.8 million, and ahead 4.5 per cent to $168.1 million for the 12 months. Gross revenue for the full year was up 1.5 per cent to $212.8 million.

    Tenant sales at Paragon rose 2.1 per cent to $675 million, even as visitor traffic held steady at 18.3 million. The Clementi Mall had visitor traffic of 29.9 million, down 0.3 per cent, while tenant sales fell 5.8 per cent to $225 million.

    SPH Reit CEO Susan Leng says that while the economic outlook has improved, the retail scene remains muted.
    Some segments, such as luxury watches and jewellery, are beginning to show signs of recovery, while the property market is also picking up, she says.

    Despite this, consumer sentiment has yet to pick up decisively even as structural changes like the rise of e-commerce have forced retailers to review their business models. “There are some positive indicators, but the recovery will take time to pan out.”

    Leng says SPH will partner its tenants toward mutual success and in riding through both structural and cyclical retail trends.

    Meanwhile, the trust will continue to invest in upgrading its malls. Paragon has started the second phase of its air-handling unit decanting project, which involves creating extra lettable area at higher-yielding retail space. This is expected to be completed by the middle of next year.

    Longchamp Singapore has reopened its Paragon mall boutique.

    Marking the relaunch at 02-40 kiosk, the French luxury leather brand released its Mademoiselle Longchamp range of bags, which is exclusively distributed there until September 15, and at all Longchamp outlets thereafter.

    Inspired by 1970s heroines such as Jane Birkin and Francoise Hardy, the bags are available in black, grey, cognac and mimosa, and are sold from US$630 to $1955.

    Paragon Shopping Centre merging tech and fashion

    Paragon Shopping Centre on Orchard Road has branched into robotics and virtual reality for its latest fashion promotion.

    Shoppers can watch fashion runway shows projected onto the floor, and with virtual-reality goggles can have a 360-degree view of a fashion show in which mannequins morph into models.

    Using Samsung VR Gear, the experience was created by multimedia and fashion-design students from Raffles College of Higher Education. It features apparel and jewellery from 11 capsule collections, each created by a student from the school’s fashion-design course.

    Central to the display is a large robotic arm, typically used for precision engineering. It picks up and moves boxes containing fashion pieces such as bags and shoes, giving shoppers a 360-degree view of each item. The arm is on loan from automation firm Weltron Equipment.

    Running until October 1, the display features items from Moschino’s fall/winter collection. The next day, until October 15, athleisure collections take over the spotlight, featuring such brands as AX Exchange, Diesel, DKNY, Puma and Star360.
