Experience Nature and Luxury: Dior’s Botanical Pavilion Debuts in Tokyo

Dior, a renowned luxury fashion brand, is poised to establish an immersive, botanical-themed pavilion in Tokyo. This development is in line with the brand’s previous initiatives of similar nature in Bangkok and Seoul.

A Glowing Facade with a Parisian Touch

The exterior of the new store takes its cues from Dior’s Paris flagship location, integrating elements of the original design into a stunning, bamboo-inspired golden facade. This captivating design not only embraces the brand’s roots but also assimilates local aesthetics, creating a harmonious blend of French elegance and Japanese simplicity.

    Embracing Nature and Art

This project’s heart lies in a massive 19,000 square feet indoor green space, conceptualized by floral artist Azuma Makoto. The space features a tranquil Zen garden by landscape architect Seijun Nishihata, alongside a terrace and a pond populated with luminous glass koi carp. The interior design includes Versailles parquet flooring, washi paper-clad walls and ceilings, and lanterns that pay homage to the iconic Lady Dior bag.

    A Showcase of Dior Collections

Within the pavilion, visitors will have the chance to explore Dior’s women’s and men’s collections, crafted under the direction of creative director Jonathan Anderson. The range extends from ready-to-wear clothing to leather goods, shoes, accessories and jewellery. An exclusive area will also be set up for customers to personalize their Lady Dior and Book Tote bags.

More than Retail: A Gastronomic Experience

In addition to offering a shopping experience, the pavilion will feature Café Dior, where visitors can dine on an exclusive menu curated by Michelin-starred chef Anne-Sophie Pic.

    Art and Design Collaborations

The boutique will also serve as a gallery, showcasing works by contemporary designers and studios such as Takt Project, Sho Ota, Ayumi Shibata, We+, Hana Mitsui and Chikaken.

  • Two more Kuala Lumpur malls opening

Two more Kuala Lumpur malls opening

Two Kuala Lumpur malls, collectively offering more than 2 million sqft (185,806 sqm) in net lettable area, will open in Cheras, Klang Valley, by the end of the year.

Moreover, the MyTown Shopping Centre (below picture) and Sunway Velocity Mall (above picture) will be just 800m away from each other.

Cheras already has the Aeon Maluri shopping centre and Cheras Leisure Mall, with The Tun Razak Exchange also on the horizon, reports The Star.

MyTown is being developed by Boustead Ikano while Sunway Velocity Mall is a Sunway Groupproperty. MyTown will be structurally linked to Ikea Cheras, the largest outlet mall in Malaysia.
With a population of 800,000 people, Cheras is an “ample market”, says Sunway Shopping Malls & Theme Parks CEO HC Chan.

“Fundamentally, the real issue is the absence of lifestyle and experiential malls in Cheras – Sunway Velocity Mall fills this void. I am looking from a quality rather than a quantity perspective… we are addressing this from multiple angles.”

Boustead Ikano GM Jo Hogsander agrees there is demand for more retail space, especially in Cheras. He says that when the MRT line opens it will ease traffic congestion and boost accessibility to the mall.

    “Game changer”

Chan also sees the MRT as a “game changer”. “Two out of six MRT stations in Cheras will serve Sunway Velocity, which translates to a capacity of about 400,000 passengers a day.”
He says Sunway Velocity Mall would not only compete, but also complement the MyTown Shopping Centre.

“Competition is healthy, but in the longer term we will complement each other. Just look at the Bukit Bintang area and the number of malls there. It’s thriving because it gives consumers a choice.”
Despite the number of malls in the Klang Valley, Hogsander says they are still crowded, even on a weekday afternoon.

“I went to our competitors on a Thursday afternoon and couldn’t find a parking space. I then went to another competitor and had to do laps to find parking – and these are big shopping centres with more than 6000 parking bays.”

Sunway Velocity Mall and MyTown Shopping Centre will open on October 28 and November 15 respectively, 18 days apart. Both malls boast 6500 parking bays.

Sunway will have a NLA of 1 million sqft and accommodate 500 shops, while MyTown will have 460 stores on 1.1 million sqft of space.

Sunway Velocity Mall’s anchor tenants include Harvey Norman, Parkson, TGV Cinemas and Toys’R’Us, while MyTown has secured such brands as Golden Screen Cinema, Mango, Uniqlo and Village Grocer.

  • Malaysia malls target Vietnamese

    Malaysia malls target Vietnamese

Representatives of Malaysia malls have been in Vietnam trying to drum up business via tour operators.

But the Malaysians will face an uphill battle luring Vietnamese – Bangkok is only an hour away from Ho Chi Minh City and probably the best-serviced destination in the region, with at least seven airlines offering hour-long flights daily between the two cities.

Retail and tourism representatives from Malaysia met with tour organisers in Hanoi and Ho Chi Minh City to introduce a campaign aimed at enticing Vietnamese to visit Malaysia to shop.

Three specific annual sales campaigns were also being promoted by the group, including officials from the Malaysia Tourism Promotion Board (Tourism Malaysia) and Secretariat Shopping Malaysia(SSM).

At an associated travel mart, 14 representatives of 10 malls and retail groups met with travel agencies to seek possible co-operation, reports TuoitreNews. In the delegation were representatives of such groups as the Batu Road Retailers Association, Fahreinheit88, Pavilion Kuala Lumpur and Sunway Putra Mall.

Tourism Malaysia deputy-director general Chong Yoke Har says the sales campaigns are the 1Malaysia Super Sale for all of March, the 1Malaysia Mega Sale Carnival, from June 15 to August 31, and the 1Malaysia Year-End Sale, on the last two months of the year.

Tourism Malaysia has also introduced Miss Shophia, the new shopping symbol for Malaysia and designed to help international tourists find shopping experiences.

Shopping accounts for most of Malaysia’s tourism revenue. As of the end of September last, tourist spending rose 2.9 per cent from a year earlier to RM15.3 billion (US$3.8 billion), or 30 per cent of the total tourism revenue of RM51 billion.

Last year, 229,626 Vietnamese tourists visited Malaysia, a 19 percent decline from 2014, when they spent about RM560.1 million. Chong is hopeful more Vietnamese will return to Malaysia for shopping as the two countries are relatively close and there are nonstop flights.

Meanwhile, Bangkok is closer, accommodation is cheaper and shopping malls targeting foreigners and tourists are clustered close together and well served by public transport.

  • KL Pavilion endures slowdown

    KL Pavilion endures slowdown

Kuala Lumpur’s showcase Pavilion mall says it has weathered the sluggish retail market, posting increased earnings this quarter.

Gross revenue for the first quarter of the current calendar and financial year was RM105.1 million (US$29.6 million) which translated into a net profit of RM60.5 million ($17 million).

Revenue rose by four per cent year-on-year after renovations were completed last year, and due to an increase in service charges.

The mall’s occupancy rates were stable and this year just 15 per cent of tenants leases are scheduled to expire. Pavilion mall management expects only a slight relocation and revision of the current tenant mix.

Renovations are planned of restrooms, parts of level one in the foodcourt area and enhancements of the air conditioning system to reduce power consumption and air flow.

Pavilion management reports tenants sales were stable through the quarter, but warned April sales are down due to the introduction of GST on April 1.

In a research note, Hong Leong IB said it expected the slowdown will only be temporary.

“Consumers will adjust their spending habits after a while.”
