    Starfield Korea opens dog lounges for shoppers

    Starfield, a shopping and theme park franchise operated by South Korean retail giant Shinsegae Group, has opened the country’s first ‘dog lounges’ for customers and their pets. The dog lounges offer specially designed sofas for pets as well as their owners, restrooms for pets, and dog hooks where customers can temporarily leave their pets when they have to go to the restroom themselves.

    The lounge also provides separate resting areas for customers and pets divided by a glass wall. Resting areas for pets have house-shaped sofas, authentic grass floors and restrooms.

    “Starfield was South Korea’s first shopping mall chain to allow pets, but we were always aware of the lack of convenience facilities for customers and pets,” said Choi Jae-kyun, operations manager at Shinsegae Property.

    “Now, we can proudly present ourselves as a pet-friendly shopping mall that both customers and pets can enjoy.”

    Shinsegae Property, a unit of South Korea’s conglomerate Shinsegae Group, has solely bid and likely won the 10-year operation right over Convention & Exhibition Mall (COEX Mall), the largest underground shopping center in Asia, according to the industry and Korea International Trade Association (KITA).

    Hyundai Department Store Co., which had been regarded as a strong candidate, gave up entering the bid. Another potential candidate Aekyung Co. also was absent. Shinsegae Property would likely be consigned to run the shopping mall.

    The company would operate COEX Mall consisting of 247 stores on a site of 48,359 square meters and Cultmall composed of 80 stores on a site of 10,579 square meters over the next 10 years.

    The mall with convention and exhibition is close to the Hyundai Global Business Center whose construction will be completed in 2021, making the area a promising tourist destination.

    Shinsegae has so far made efforts to target commercial areas in Gangnam, southern Seoul. It remodeled the Gangnam branch of Shinsegae Department Store earlier this year and bought an additional stake in Seoul Express Bus Terminal last month to set a foundation to establish a Shinsegae Town by combining the current Shinsegae Department Store, the Central City shopping district, and others to be built in the block.

    It is also ready to open Starfield Hana, which would be one of the nation’s largest complex shopping malls, in September. It is considered the ambitious work of Chung Yong-jin, vice chairman of the group.

    Shinsegae plans to differentiate COEX Mall as an urban-style shopping mall. COEX Mall is the nation’s first underground shopping mall but it saw its visitors decline after remodeling costing 300 billion won ($266 million) in 2014.

    Following a bidding process, Shinsegae Group has become the manager for Coex Mall and the adjacent CALT shopping arcade in Samseong-dong, southern Seoul.

    An official signing has taken place with the Korea International Trade Association (KITA), which owns the two venues.

    The confirmation comes three months after Shinsegae Property, the shopping-mall management arm of the retail giant, was chosen as preferred bidder.

    Shinsegae Group expects the lease profit to be around 66 billion won (US$58.3 million) this year.

    Taubman Centers, Inc. is making its impact felt around the world. Its wing in Asia – Taubman Asia – together with its partner Shinsegae Group, celebrated the opening of Starfield Hanam shopping center at Hanam, Gyeonggi Province in South Korea. This retail project, developed by Taubman Asia and Shinsegae Group, marks Taubman Asia’s first ground-up development in South Korea.

    The shopping center is the country’s largest western-style mall and is nearly 100% leased. There are almost 300 stores and restaurants in this 1.7 million square foot center. It is anchored by Korea’s reputed department store brand, Shinsegae.

    There has been a rapid shift in customers’ shopping preferences and patterns, with online purchases growing significantly. Hence, the mall landlords have been making concerted efforts in developing retail hubs with swanky entertainment zones, and this shopping center is no exception.

    From international luxury brands, like Balenciaga, Burberry, Bvlgari and Fendi, to fast fashion choices – such as Cos, H&M, Massimo Dutti – Starfield Hanam has a vast range of stores to offer. Also, with 110,000 square feet of dining options and entertainment options like the 11-screen Megabox cinema, a Sports Monster sportsplex and an 112,000 square foot Aquafield indoor/outdoor water park, this retail property is expected to attract high footfall.

    Taubman Asia is a subsidiary of the U.S. Mall operator Taubman Centers and is into retail real estate projects in Asia. It is, in fact, Taubman Centers’ platform for expansion into China and South Korea. Taubman Asia, founded in 2005, is headquartered in Hong Kong.

    On the other hand – Bloomfield Hills – MI-based Taubman Centers, is engaged in the ownership, management and/or leasing of several regional, super-regional and outlet shopping centers in the U.S. and Asia. Taubman currently has a Zacks Rank #3.

    Shinsegae to open all-in-one shopping complex

    Shinsegae Group is set to open South Korea’s largest shopping theme park in Hanam, southeast of Seoul, on Friday to offer a wide variety options for shopping, leisure and culinary experiences.

    “Starfield Hanam” is a three-story building with four underground floors, covering an area spanning 460,000 square meters located some 20 kilometers southeast of Seoul. It’s equivalent to 70 football fields, big enough for visitors to day trip to without leaving the shopping mall that houses 750 brand stores and a parking space for 6,200 vehicles.

    The 1 trillion won (US$916.5 million) joint investment with Taubman, a U.S. shopping mall owner and operator, is the Korean retail giant’s ambitious project to revitalize its offline retail channel in the face of tougher competition with emerging online and mobile malls.

    “This is Korea’s largest suburban shopping mall that provides shopping, leisure and rejuvenating experiences in one place,” Lim Young-lock, vice president of Shinsegae Property, the group’s property development unit, said during a press meeting on Monday. “We hope that it will become the ultimate destination for a one-day shopping trip for customers in the Seoul metropolitan areas and potentially, across the nation.”

    Starfield Hanam targets to post 820 billion in sales in the first year, hoping to raise it to 5 trillion won within 4-5 years, Lim said.

    Women’s clothing stores as well as open cooking studios and ceramic workshops are located on the first floor, differentiating itself from traditional department stores that have cosmetic and luxury brands on the first floor.

    On the second floor, about 30 luxury brands, including Louis Vuitton, Gucci and Prada, are lined up along with contemporary fashion brands.

    Shinsegae placed its affiliate stores in the first basement floor, including E-Mart Traders, a warehouse-style supermarket similar to U.S. chain Costco, and Electro Mart, the group’s electronic retail shop.

    Apart from other malls that mostly focus on shopping experiences, Starfield offers various options for men to see, experience and buy.

    Hyundai Motor Co., South Korea’s largest automaker, has a showroom on the first floor to showcase its Ioniq green car and luxury sedan Genesis brands.

    The Ioniq showroom features the Ioniq line, which includes the firm’s first pure electric vehicle built on a dedicated platform. In addition to the electric version, the Ioniq also comes in plug-in hybrid and traditional hybrid models.

    Foreign automakers and motorcycles are also heating up the competition to attract male customers.

    BMW MINI launches Asia’s first “City Lounge” where customers can see and test drive the German automaker’s MINI models, and American motorcycle Harley Davidson’s shop displays its latest models and sell related products.

    In November, American electric car maker Tesla Motors is set to launch its first dealership to prepare for its entry into the Korean market.

    “Traditional shopping malls usually have a lack of options for male customers, but Starfield offers things to do and see for men like me, who like cars and electronic gadgets,” Kim Min-seok, a 24-year-old from Seoul, said during a pre-open event. “I’m looking forward to seeing Tesla’s electric cars when it opens a new shop.”

    The shopping theme park has a lot to offer to family visitors as well.

    Aquafield, an indoor and outdoor waterpark, and Sports Monster, an electronic sports field, are located on the third and fourth floor.

    Aquafield covers an area of 13,000 square meters, with an indoor swimming pool that has a panoramic view of the Han River and the surrounding mountain, a water park and an upscale spa.

    At Sports Monster, people can enjoy basketball, volleyball and badminton as well as rock climbing and bouncing on a trampoline.

    It also displays an “e-sports arena” that combines virtual reality (VR) gadgets and 4D technology for such sports as surfing, snowboarding, horse racing and rowing.

    “I felt almost like I was falling from a cliff while getting on a roller coaster in this virtual reality,” Shin Min-hee, a 20-year-old, said, taking off a pair of VR goggles.

    There are also various restaurants, cafes and desert places and a food market for fresh ingredients.

    “Eatopia” (a compound for eat and utopia), and “Gourmet Street” feature branches of famous local and international restaurants.

    “I was surprised to see many visitors even during the pre-opening events, which far exceeded my expectations,” said Lim, after touring the mall. “I hope Starfield can change customer expectations for an offline shopping mall through new experiences.”

    Shinsegae Group will open a multiplex shopping mall in Hanam in South Korea’s Gyeonggi province, around September.

    It says it will be the country’s biggest shopping multiplex with a dining area bigger than the Olympic stadium in Seoul. It will have four storeys above ground and another four below.

    As well as luxury brands, the mega-mall will even have vehicle showrooms including BMW, Hyundai and Harley Davidson.

    A Shinsegae department store and wholesale retailer E-mart Traders will bookend the mall.

    On the rooftop will be outdoor swimming pools and spas, while the fourth floor will feature a sports area with badminton, basketball and tennis courts.

    Shinsegae CEO Chung Yong-jin says the mall will be the culmination of the group’s retail know-how.

    South Korean retailers eye overseas push

    The largest South Korean retailers, faced with cut-throat competition in the rapidly saturating domestic market, are turning their attention to overseas markets in conjunction with small and mid-sized businesses to secure a new growth driver.

    The country’s three major retail conglomerates – Shinsegae Group, Lotte Group and CJ Group – are targeting to sell more of their ‘private brand’ products or help small and medium-sized enterprises (SMEs) promote their products both in emerging and developed markets, they said.

    Of the three, Shinsegae’s Emart, the nation’s largest discount store chain by sales, appears to be the most aggressive player given its latest moves and announcements.

    On Wednesday, Emart outlined its 2016 plan not only to increase shipments of its products to overseas branches in China and Vietnam but also to supply them to local retail companies in the US, Europe and Oceania.

    “We have set an ambitious target of US$20 million in overseas earnings this year, sharply up from $1.72 million the year before. What we earn outside the country still accounts for a tiny portion of our overall sales. But we expect it to grow over time,” Emart spokeswoman Hur Chae-jeong said.

    For all of 2015, Emart saw its net profit jump 57 per cent to 455.9 billion won ($374 million) from 290 billion won a year earlier. Sales rose 4.1 per cent to 15.3 trillion won from 14.7 trillion won during the same period.

    The dominant discount store company seeks to fill more than 40 per cent of its total products to be exported with price-competitive PB products. In Korea, in partnership with SMEs, big retailers provide ‘less-recognised’ private label products to customers at lower prices compared to existing brand names.

    Moreover, Emart signed an initial agreement with the Korea Trade-Investment Promotion Agency (KOTRA) in November to help SMEs find ways to export their products. The move was in line with the government’s broad efforts to support them amid falling exports.

    Exports have been on a losing streak over the past 14 months, posting a 12 per cent on-year decline in February at $36.4 billion, according to government data.

    Lotte Department Store and CJ O Shopping, the nation’s biggest department store chain and home shopping channel by sales, respectively, have taken similar moves to go overseas.

    Lotte said Thursday it had arranged meetings between Korean SMEs and their Vietnamese and Indonesian counterparts in those countries to help them find bilateral business opportunities there.

    “The Korean SMEs supply their products to our department store chains. If they successfully enhance their brand awareness among overseas customers, it will lead to an increase in sales. So we will jointly conduct a market survey with the SMEs and offer them a variety of support programs,” a Lotte spokesman said.

    Lotte currently operates department store outlets in Vietnam, Indonesia, Russia and China.

    CJ O Shopping said it has partnered with Kotra to help Korean SMEs advance into Latin American markets on top of its current China and Southeast Asian markets.

    “In June last year we set up a joint venture with Mexico’s main broadcasting company Televisa to sell Korean products through a local home shopping channel. We will sign such partnerships with other Latin American countries in coming years,” CJ spokesman Hong Seok-woo said.

    CJ O shopping is in talks with daily deals website operator Groupon  and US retailer Walmart Stores to have Korean products available in their online shopping malls, Hong said.

    CJ has signed with 10 countries, largely in emerging markets, to sell Korean goods through local home shopping channels.

    “We are seeing a burgeoning demand for Korean beauty and fashion products in Latin America helped by the boom of ‘hallyu,’ or the Korean wave, there,” he added.

    Korea’s Shinsegae Group is about to open an enormous purchasing centre northwest of Seoul which it hopes will take the battle to Ikea for homewares buying.

    Shinsegae, one of many nation’s largest division retailer operators, will open E-Mart City on June 18, on a website adjoining to the Kintex conference centre in Ilsan, within the Gyeonggi province.

    The corporate is banking on Seoul residents heading out to the centre for a day’s buying, eating and leisure – a serious drawcard being carparking, which shoppers should queue for in downtown locations.

    E-Mart City, stated to be the dimensions of about 10 soccer fields, will inventory furnishings, house home equipment, homewares, groceries and meals. It can function an E-Mart grocery store and a wholesale warehouse.

    Shinsegae believes three branded retail areas will create some extent of distinction from its rivals: an upmarket foodcourt referred to as Peacock Kitchen that includes 14 meals manufacturers and seating for 300 individuals; residence furnishing retailer The Life providing some 5000 merchandise; and multi-brand equipment retailer Electro Mart.

    “We’ve got put all our assets into the mall as a way to set a brand new development in retail enterprise,” stated Shinsegae vice chairman Chung Yong-jin in a press release.

    “The E-Mart City is a cluster of trend-setting shops and good eating places. Individuals will be capable of have a high-quality one-stop purchasing expertise within the city.”

    Ilan is about to be a battlefield for main retailers, with Ikea planning to open its second Korea retailer there in 2017, and Shinsegae’s rivals Lotte, Tesco Residence Plus, Lotte Massive Market, Costco and Hyundai Division Retailer all inside a brief drive.
