    Suntec City to host Singapore’s first-ever mall live-streaming shopping festival

    Suntec City will host Suntec Shopfest next week, a first-of-its-kind, live-streaming shopping festival in Singapore.

    The mall operators’ interactive live stream show will be broadcast via the Suntec+ app during four-hour-long interactive sessions showcasing 16 participating Suntec City stores with more than 40 brands, including Harvey Norman, Fossil, Aldo, Royal Sporting House, W Optics, Clarks, ToTT and more to be announced in the coming days.

    Over the four days, shoppers will be offered discounts of up to 60 percent as well as more than US$28,700 worth of savings, more than $14,350 worth of prizes and products exclusive to the live stream.

    “Mall-shopping is definitely one of the favorite pastimes that Singaporeans have missed most,” said Suntec City’s property management firm APM’s deputy chairman Anthony Yip. “Taking a leaf from the rising popularity of live-stream shopping trends in China, it is the right time to launch such a concept here.

    “The Suntec Shopfest represents a mix of the best of traditional shopping with convenience and some seriously good deals.”

    Shoppers will be able to watch, comment and ‘like’ via the Shop Live platform on the Suntec+ app as hosts introduce the products. By tapping on pictures of the individual products, shoppers can view product details before proceeding to purchase items with either credit or debit cards during the live stream. The items can be picked up directly in store from the retail stores in Suntec City or via courier service from selected brands.

    The Salted Plum opens at Suntec City

    Southern Taiwanese restaurant The Salted Plum has opened its second outlet in Suntec City.

    The outlet features a spacious dining area with a street ambiance, a self-service system and new dishes exclusive to the venue. The brand, which serves tapas-style Taiwanese dishes, began as a pop-up called FiveTen before launching its first permanent location on Circular Road.

    “The Salted Plum is the embodiment of how a great zi-char restaurant should be; home-style cooking that is full of comforting flavors, hearty, affordable, satisfying and above all, enjoyed with the people you love,” said founder and MD Shawn Kishore.

    “We are excited at the opportunity to welcome larger groups of diners at our new outlet while maintaining our essence and commitment to serve quality food at a reasonable price. With the ongoing labor crunch in Singapore, our self-service system is one of the ways for us to pass on the savings to our customers and ensure that they do not need to break the bank for a wholesome meal in the city.”

    The new 76-seat venue is described as “a pimped-up version of the flagship outlet”, offering diners the option of all-day Taiwanese dining experience on a budget. After placing orders at the cashier, guests are assigned order numbers for self-collection; made easy with single tray pick-ups – all dishes ordered will be placed onto a single tray.

    The Salted Plum Suntec City is decked out with communal-style high-top tables, high ceilings and street-style decor against navy-blue walls featuring vivid illustrations of signature dishes; all aesthetically lighted to capture the mood of outdoor city dining. Countertop seats and small tables are designed for a quick bite while the restaurant’s larger tables can accommodate bigger parties.

    Footwear retailer Clarks has opened its first dual concept store at Suntec City Singapore.

    The store showcases Clarks casual footwear products on one side and Cloudsteppers line, which targets Millennial and GenZ consumers, on the other.

    The store marks what Clarks’ management describe as a “milestone of the retail transformation initiated in Southeast Asia”.

    UBS Signs for New Office Lease in Singapore

    UBS will move to 9 Penang Road, where the firm will take up all eight floors of office space at the redeveloped Park Mall building.

    UBS Singapore has signed a lease to take up all the office space of the redeveloped Park Mall building at 9 Penang Road, developer SingHaiyi Group and its joint venture (JV) partners Suntec Reit and Haiyi Holdings announced on Wednesday in a press release.

    The firm, which was mulling over a move to consolidate its One Raffles Quay and Suntec City offices in Singapore, will occupy 381,000 square feet of office space across two towers and eight floors at the development, which is expected to be completed by the end of the year. UBS will relocate there in the second half of 2020.

    The 10-storey grade A office building located at the gateway to the Orchard Road shopping belt and close to the Civic District and CBD will house the firm’s 4,000 Singapore employees, as well as its UBS University, which provides training and development programmes for employees across the region.

    «The move will allow us to bring employees currently working at One Raffles Quay and Suntec City under one roof to enhance collaboration, as well as offer new capacity for future growth in Asia Pacific,» August Hatecke, country head of UBS Singapore, said in the press release.

    Reebok to launch Aztrek pop-up in Singapore

    Reebok will launch a Aztrek pop-up store at Suntec City next month.

    Set to open from May 1 to 7, the pop up brings the retro Aztrek line back with ‘90s-inspired colours and designs, along with cult-classic arcade games and Instagram-worthy corners.

    Visitors will get free token to play arcade games such as Tetris, Mario Kart, Mortal Kombat, Space Invaders, Pacman and Street Fighters, with every purchase.

    Other Reebok Classic favorites such as the Instapump Fury, Club C, Classic Nylon, Pyro and Classic Leather Alter The Icons will also be available at the pop up.

    There will be a photo contest for participants to share their pictures on their Instagram stories with the hashtags #Aztrek, #ReebokClassic and #ReebokSG and tag Reebok’s Instagram handle @Reebok_Sg.

    Originally launched as an all-terrain shoe in 1993, the Aztrek is designed for wearing on mountains.

    This year, the Aztrek returns with three silhouettes including a collaboration with supermodel, Gigi Hadid, called Aztrek Double x Gigi Hadid.

    UBS is considering to move its office out of the central business district, according to local media reports. UBS is likely to consolidate its Singapore office footprint by relocating from One Raffles Quay and Suntec City to 9 Penang Road, according to a report in Business Times.  Market sources said that the commercial terms of a potential lease for 9 Penang Road have been more or less finalized, but the deal is still pending for approval by the top brass in Switzerland.

    The site, which is coming up on the former Park Mall site opposite Dhoby Ghaut MRT Station, would provide a different type of space for the bank. The motivation appears to be a desire by the bank to operate in a larger, campus-style, facility, rather than cost savings.

    Surprising Move

    Many office leasing observers were somewhat surprised that UBS, Asia’s largest wealth management bank, is considering moving out of the financial district into Penang Road, which is not a typical headquarters location for a major bank.

    However, 9 Penang Road may have its own appeal, given it is a stone’s throw from the prime Orchard Road shopping belt and the location offers good connectivity. Dhoby Ghaut station is an interchange for the North-South, North East and Circle lines.

    Retail data from Suntec City shopping centre shows growth by every measure in the first quarter of this year.

    Suntec City REIT has recorded a modest increase in gross revenue for the first quarter, as rising retail rents made up for declining office income.

    “The Singapore retail market remained stable in the first quarter of this year as the growth in

    Singapore’s economy lifted business sentiments and helped bolster occupier demand,” the trust said in a statement.

    “Suntec City mall continued to show strong operational performance in the first quarter. Footfall and tenant sales per square foot registered 12.7 per cent and 5.2 per cent year-on-year growth respectively.”

    Suntec City REIT says its retail portfolio was 98.4 per cent occupied as at March 31.

    “For the Singapore retail portfolio, the committed occupancy for the entire Suntec City was 98.6 per cent, while the committed occupancy for Marina Bay Link Mall stood at 98.9 per cent.

    In Australia, where the trust owns Melbourne’s for Southgate retail complex, occupancy was 91 per cent.

    The trust recorded gross revenue of $90.7 million, an increase of $2.3 million or 2.6 per cent for the quarter. Suntec Singapore revenue rose by $3.4 million to $21.9 million and retail revenue from Suntec City mall rose by $700,000 to $26 million, up 2.7 per cent. It was partially offset by lower office revenue, down 4 per cent to $42.9 million.

    Suntec Singapore’s revenue comprised $16.8 million from convention facilities and $5.1 million from retail.

    American Eagle Outfitters to exit Singapore by end Feb

    US fashion retailer American Eagle Outfitters is about to quit the Singapore market.

    At a closing-down sale at at its Suntec City outlet, staff members have confirmed that the store’s closure on Wednesday will mark the end of the brand’s presence in Singapore.

    Its VivoCity flagship store closed last week.

    The brand’s departure comes within days of rival US brands Gap and Banana Republic signalling a retreat from the city after FJ Benjamin decided to drop the franchises.

    American Eagle Outfitters entered Singapore less than three years ago when local firm Star 360 Holdings scored exclusive retail and distribution rights for the brand in Singapore and Malaysia. Star 360 represents brands such as Birkenstock, Cole Haan and Onitsuka Tiger as well as running multi-label footwear and apparel stores.

    A spokesman for subsidiary Trendz 360 says the company will be refocusing on its strategic business in footwear both in Singapore and around the region, and its core business of footwear brands will not be affected by the exit of American Eagle Outfitters.

    Gap, Banana Republic to exit by end of Feb

    Clothing brands Banana Republic and Gap are about to quit Singapore, FJ Benjamin has announced.

    Both outlets have announced their impending departure on their respective Facebook pages.

    FJ Benjamin, which brought both American brands to Singapore, says it will be closing the final two Banana Republic and three Gap stores in Singapore by the end of this month. The company has decided not to renew the franchise, which expires on February 28.

    When the fashion retailer announced the brands’ arrival in Singapore in 2006, it said it planned to open 30 stores – including outlets in Malaysia – by 2010.

    Gap’s stores are at Suntec City, United Square and VivoCity, while the Banana Republic stores are at Paragon and the Shoppes mall at Marina Bay Sands.

    Bata debuts AW Lab at Suntec City

    Asia’s first AW Lab multi-label sneaker store has been opened at Suntec City by the Bata shoe company.

    It is part of a new approach by the 123-year-old Czech brand, now headquartered in Switzerland.

    “You are going to see things coming from Bata in the next few months that you would never have expected,” says Bata CEO Alexis Nasard.

    He says there are plans to expand the brand’s presence in Singapore, where it has had a presence since 1931. And as well as developing their product ranges, Singapore’s 41 current stores will be revamped, says Nasard. Some stores already have the new look, including the Eastpoint Mall and VivoCity outlets. Another has just opened at Northpoint City.

    Nasard says Singapore is a strategic focus for Bata because it is “the window of Asia”.

    “It’s an acid test for all of Asia Pacific. It is one of the most competitive marketplaces, with a very fickle and demanding consumer.”

    ‘Robust’ quarter for Suntec REIT

    Suntec Real Estate Investment Trust (Suntec REIT) reports a “robust” third-quarter performance, thanks to offshore properties.

    Gross revenue rose 10.6 per cent to S$91.1 million (US$66.7 million) for its third quarter, mainly because of a higher contribution from Suntec Singapore plus a new property in Sydney, says trust manager ARA Trust Management (Suntec).

    Net property income rose 11.6 per cent to $63.9 million for the quarter, while for the year to date, gross revenue was up 11.4 per cent to $266.9 million and net property income grew by 13 per cent to $185.1 million.

    “While the Singapore assets continued to deliver steady income, the two properties in Australia contributed to our robust performance this quarter,” says ARA Trust Management CEO Chan Kong Leong.

    For the Singapore retail portfolio, the overall committed occupancy as at the end of September was 99.1 per cent. The committed occupancy for Suntec City Mall was steady at 99.3 per cent while that for Marina Bay Link Mall stood at 93 per cent.

    Chan says Suntec City Mall saw a 12.2 per cent increase in year-to-date footfall while tenant sales per square foot grew by 4.9 per cent.

    “We also secured a number of new-to-market brands that will further enhance the city’s retail offerings.”

    The Lime Truck brings tacos to Suntec

    Featuring fusion food, Californian chain The Lime Truck has parked one of its kitchens on wheels in Singapore – its first permanent site out of the US.

    At the PasarBella@Suntec City food hall, the stationary truck has a Mexican-inspired menu serving six varieties of taco as well as Singapore exclusives like fried chickenskin with chipotle honey drizzle and cheese. The Lime Truck also makes its own tortillas, a first for Singapore.

    There are also slushies, churros for dessert, and rice and salad bowls topped with grilled meat. There are also one-off daily specials.

    The truck initially appeared in Singapore at a pop-up event in Orchard Road three years ago as part of a charity initiative with Fiji Water, where more than 1000 tacos were sold out in two hours.

    Chef Daniel Shemtob launched The Lime Truck in 2010, expanding it from a single truck in Orange County, California, to five trucks in other cities in the state. He also has three restaurants in California, and came to cook at the truck’s Singapore launch.

    The Lime Truck won the second season of Food Network’s The Great Food Truck Race in 2011 and was placed on Yahoo’s Top 10 Trucks In America list for three years running from 2012.

    “There’s a hidden Asian element to a lot of the dishes, so it’s familiar but kind of different,” says Shemtob, who picked up his cooking skills “from the streets”. He started cooking when he was about six years old, learning from YouTube, cookbooks and “just messing around in the kitchen”.

    While regulations prevent the food truck from roving the streets as it does in California, Shemtob says he hopes it can make appearances at events such as the Formula One races.

    Suntec REIT records 5.9% fall in DPU for 4Q 2016 on Park Mall divestment

    Retail and office landlord Suntec REIT has reported a DPU of 2.596 Singapore cents for its 4Q FY2016, 5.6% lower year-on-year than the 2.750 cents recorded in the corresponding period of 2015.

    Correspondingly distributable income of SGD66.1 million (USD46.5 million) for the period came in 4.9% lower compared to 4Q 2015.

    “Notwithstanding the fourth quarter year-on-year dip in distributable income which was mainly due to the divestment of Park Mall, we are pleased to report that for the financial year ended 2016, we have maintained the distributable income and DPU at similar levels as FY 2015”, said Chan Kok Leong, CEO if the REIT’s manager, in reference to Suntec REIT’s full-year DPU of 10 cents for FY 2016.

    The REIT’s committed occupancy for its Singapore office portfolio was at 99.3% while the committed occupancy for its Australian office portfolio was 95.9%.

    Meanwhile for its Singapore retail portfolio, the overall committed occupancy as at 31 December 2016 was 97.7%, and in Australia, 89.0%.

    “Despite the soft retail market, Suntec City Mall continues to benefit from the completed asset enhancement works, excellent connectivity with direct connections to both Promenade and Esplanade MRT Stations, and with ample car parking facilities of over 3,000 lots”, said Chan.

    The REIT’s gearing was at 36.4% as at 31 December 2016 with an all-in financing cost of 2.28% per annum.

    Chan pointed to the development of a new Grade A commercial building at 9 Penang Road as a factor that may bolster earnings in the future.

    “Development works commenced in December 2016 and the building is scheduled to complete by end 2019 when the new office supply is expected to be limited”, he added.

    Units of Suntec REIT are currently listed on the Singapore Exchange at SGD1.685.
