    The Shoppes at Marina Bay Sands enjoys sales rise

    Revenue from The Shoppes at Marina Bay Sands rose 4.5 per cent during the third quarter, reaching US$44 million, according to the integrated resort’s latest results announcement. Sheldon Adelson, CEO of parent Las Vegas Sands Corp, said retail tenant sales per square foot at the shopping complex rose by 22.2 per cent during the past year.

    That, together with rising food and beverage sales (up 15.2 per cent to $53 million) and improved hotel revenues helped offset a decline in gaming takings, said to be affected by a decline in VIP playing. Third-quarter earnings were down 52 per cent to $419 million for the quarter.

    Las Vegas Sands’ regional third-quarter earnings were up by 6 per cent to US$1.28 billion, thanks to the strengthening Macau business.

    Hotel occupancy at Marina Bay was 97.5 per cent during the third quarter with an average daily rate of $466.

    Chloe Singapore will launch its first boutique at The Shoppes at Marina Bay Sands this month.

    Its store’s decor will feature textured furnishings, powdery rose beige tones on the walls and robust architecture complemented with linear lines, reports Buro 24/7.

    The French luxury fashion brand will be offering all ranges of its accessories and ready-to-wear fashion.

    To mark the opening, there will be a limited-edition calfskin and suede Faye bag – only eight pieces made – adorned with patchworks of orchid and phoenix (symbols of its new address).

    Chloe was founded by Gaby Aghion in Paris in 1952.

    Italian luxury leather brand Tod’s Singapore has opened its second outlet, at The Shoppes at Marina Bay Sands.

    Its new location features cool tones with silver and taupe leather-lined displays. It is the first store with the new concept in Asia, preceded only by a boutique in London.

    To mark the opening, the store features exclusive maroon editions of the Double T bag, Double T Gomminos and a men’s messenger bag, all marked discreetly with the location tag “Marina Bay Sands Singapore”.

    There is also a range of accessories including alphabet charms allowing for personalisation.

    The boutique is on the Galleria level.

    More luxury brands and new-to-market retail concepts are debuting at The Shoppes at Marina Bay Sands – along with an expanded collection of premium children’s brands at the North Promenade.

    Gucci Kids, Kenzo Kids, Paul Smith Kids and Stella McCartney Kids will open in the first half of next year – the first standalone stores in Singapore for all four brands. They join Baby Dior, Dolce Gabbana Junior and Fendi Kids, all of which are the first and only outlets for the brands in Southeast Asia.

    Culinary options at the mall are also being extended. Just opened is Seafood Paradise, the homegrown brand’s flagship restaurant in Singapore.

    The Paradise Group will also be opening its Canton Paradise this year to showcase classic Hong Kong cuisine such as roasts, noodles and wok-fried dishes.

    Also launching soon is the first standalone Venchi Chocolate and Gelato kiosk in Singapore, featuring South American chocolate. Japanese chain Ippudo Ramen is also in the pipeline, as well as the new-concept Starbucks Reserve, which introduces rare coffees and special brewing methods.

    New-to-market brands

    As well as luxury lingerie store Agent Provocateur, other new-to-market brands set to join the mall this year include Homme Plisse by Issey Miyake, a men’s range of sporty separates. The collection will be featured in the same boutique space featuring Pleats Please Issey Miyake and Bao Bao Issey Miyake.

    French fashion house Chloe will return to Singapore in the first quarter of next year with its first standalone boutique as part of a significant expansion across the mall’s luxury boutiques. Key enhancements will include Tiffany & Co doubling its store size and the Chanel duplex also expanding to nearly 11,000 sqft (1021 sqm). It will have a new design concept by architect Peter Marino.

    Shoes, bags and accessories designer Jimmy Choo will also double its shop size. Other outlets also enlarging their stores include Breguet, Omega, Paul & Shark and Rimowa.

    Meanwhile, The Shoppes at Marina Bay Sands is midway through its fashion promotion Front Row at The Shoppes. The event features the world’s fashion capitals each week through the eyes of trendsetters, highlighting craftsmen and offering personal styling sessions.

    New Braun Buffel Singapore boutique opens

    German luxury brand Braun Buffel has opened a flagship boutique at Singapore’s Marina Bay Sands.

    Its official opening was attended by MD Christiane Brunk, great-granddaughter of Johan Braun who founded the company in 1887.

    Covering 1500 sqft (139 sqm), the Braun Buffel Singapore store features the brand’s trademark leather in the form of an Italian fine-grain leather wall and bespoke leather armchairs in the lounge area. It is the brand’s first flagship with the design concept, and was one year in the making.

    Singapore was Braun Buffel’s first Asian market, in 1982, and this is its fifth store in the Lion City. While known for its handcrafted leather goods and accessories, the brand has in recent years ventured into new segments such as sunglasses and watches. Its latest fall/winter collection is on display at Marina Bay Sands.

    Meanwhile, the company is seeking to expand in Indonesia and China, where it has nearly 200 retail outlets. It also has a presence in Hong Kong, Malaysia, Philippines, Taiwan and Vietnam.

    It also plans to introduce an online retail platform in Asia soon. It already has online shops in Australia, Canada, New Zealand and the US.

    Luxury French brand Longchamp sees Asia as a major contributor to the brand’s global growth in coming years.

    In an exclusive interview with The Straits Times in Singapore last week, Cassegrain, grandson of the brand’s founder of the same name, described its Southeast Asian customer base as a “mature luxury shopper” and confirmed an expansion of the brand’s activity as it boosts its presence across the region.

    Part of the Longchamp Asia expansion plan will include a doubling in the size of the Singapore store at The Shoppes at Marina Bay Sands late next month, to better showcase its ready-to-wear collections.

    “Customers [in Singapore] are well educated on luxury, perhaps more so than in China and Taiwan, where luxury consumers are more in discovery mode,” he told The Straits Times.

    “It just shows the enormous opportunity Southeast Asia still holds for us to grow our business. We are far from reaching our potential in Asia.”

    Longchamp remains family-owned in an era when most high-profile luxury brands have been swallowed up by corporate giants in Europe, or private equity investors.

    Since its foundation 68 years ago, Longchamp has grown to a network of some 300 directly-operated retail stores in 24 countries, with franchise partners expanding that reach to 80 markets.  Sales topped 566 million euro last year, (US$621 million).

    Sales may be down at Sands China’s shopping malls, but by nowhere near the decline in Macau’s gambling revenues.

    Sands China has revealed that gross revenue from tenants in the company’s retail malls on Cotai (The Venetian Macao, Four Seasons Macao and Sands Cotai Central) and Marina Bay Sands in Singapore was US$139.3 million for the third quarter of 2015, a decrease of 6.8 per cent compared to the third quarter of 2014.

    Operating profit derived from these retail mall assets decreased 5.2 per cent year on year to US$125 million.

    By comparison, total net revenue for Sands China fell 28.8 per cent to US$1.66 billion in the third quarter, down from $2.33 billion in the same period last year.

    As the table below shows, occupancy levels at the end of the three months to September 30 was running at 100 per cent – or close to it – at all the company’s retail properties in Macau. At the Marina Bay Sands, occupancy was at 95.5 per cent, perhaps reflecting an ongoing reshuffle of tenancies in the centre.

    The company’s operating profit margin across all the facilities ran at between 87.7 and 94.1 per cent.

    Sheldon Adelson, chairman and CEO of Sands China’s US parent Las Vegas Sands, said while the operating environment in Macao, particularly in the high-end gaming segments, remained challenging during the quarter, the company’s focus on the higher margin mass and non-gaming segments and the geographic diversification of its cash flows allowed the company to again deliver in excess of US$1 billion of adjusted property EBITDA during the quarter and weather this cyclical downturn better than the industry overall.

    “In Macao… we remain confident that our market-leading Cotai Strip properties, which will be complemented in the future by the St. Regis tower at Sands Cotai Central opening in December 2015, and by The Parisian Macao, targeted to open in late 2016, will continue to provide the economic benefits of diversification to Macao, help attract greater numbers of business and leisure travellers, and provide an outstanding and diversified platform for growth in the years ahead.”

    Paris jeweller Boucheron has opened its first store in Singapore.

    Boucheron Singapore is among several new boutiques recently opened inside The Shoppes at Marina Bay Sands.

    Designed to reflect the famous jewellery brand’s Parisian flagship boutique at 26 Place Vendome, the Singapore store has a sumptuous, luxurious feel to highlight the timeless, elegant nature of its jewellery creations.

    The boutique was opened with a cocktail function early this month where more than 100 guests got the chance to view an exclusive Boucheron jewellery collection flown in from France.

    The Shoppes at Marina Bay Sands has launched a digital platform allowing shoppers to browse and reserve online exclusive lines not available in stores outside its mall.

    The new O2O initiative not only helps the mall promote its exclusivity and premium luxury positioning, it drives foot traffic offline into the mall.

    Shoppers can reserve the Shoppes-exclusive items – like the Kwanpen Men’s Boutique Crocodile leather briefcase pictured above – for 48 hours before heading to the physical boutiques to purchase the goods.

    The Shoppes team says the online service is another initiative to showcase the mall’s unmatched collection of luxury offerings. Shoppers who use the free service are also in for treats and seasonal privileges upon purchasing in-store, including attractive shopping rewards, complimentary day parking, as well as be the first ones to receive firsthand updates on the newest limited edition products debuting at The Shoppes.

    John Postle, VP of retail with Marina Bay Sands, said: “We are always looking for ways to engage our shoppers while leveraging existing digital platforms to showcase product offerings that set us apart. Through this service, we want to bring convenience to our customers and make them feel special when they arrive at their destination, knowing that their item is waiting for them.”

    For its launch, the website will feature a selection of luxury bags from international brands including Bally, Brioni, Kwanpen Men’s Boutique, Roberto Cavalli, Salon by Surrender, Salvatore Ferragamo and Zilli.

    To celebrate the launch of the service, shoppers will receive a S$100 shopping voucher on top of complimentary parking, upon purchase of their reserved item from now until August 31.

    The Shoppes at Marina Bay Sands is home to Diane von Furstenberg Singapore’s newest store.

    Securing the famous luxury lifestyle brand, founded by Diane in 1970, adds to The Shoppes’ reputation as Singapore’s leading luxury shopping destination.

    Diane von Furstenberg will offer a full collection of ready-to-wear and accessories including handbags, shoes, small leather goods, scarves and jewellery at the new store, including exclusive items not available in its other two boutiques in the city.

    “The Shoppes at Marina Bay Sands is such a vibrant, landmark luxury shopping destination,it is the perfect place for us to expand our presence in Singapore,” said von Furstenberg.

    The new store, which spans 1300 sqft, is located at B2-18, Canal Level.
