    Community park to be settled in MyTown Kuala Lumpur

    MyTown Shopping Centre has opened in the Kuala Lumpur CBD as a joint development by Boustead Holdings and retail banker Ikano.

    It features 1.6 million sqft (148,644 sqm) of retail space (more than 400 stores), an alfresco dining area and a park.

    Anchor tenants include the biggest Ikea and Zara stores in Malaysia, Malaysia’s first Best flagship, Food Empire, Golden Screen Cinemas, H&M, Parkson Department Store and Village Grocer.

    Its two-acre (0.8ha) Town Park has been set aside for community events. It includes ramps and tracks for rollerblading and skateboarding. A Sunken Garden features amphitheater-style.

    MyTown is the first shopping centre in Malaysia to feature Soundscapes – special compositions and custom designed sounds to offer an immersive environment in key locations.

    Kuala Lumpur has a new mall, KL Gateway, with a gross floor area of about 500,000 sqft (46,451 sqm).

    Connecting with corporate office towers, KL Gateway has a 10,000 sqft outdoor landscaped garden and offers free Wi-Fi internet access in its common areas. A 100m link bridge connects the mall to the KL Gateway-Universiti LRT station.

    Tenants at the mall include Daiso, H&M, Home’s Harmony, Mr DIY, Times Bookstores and Village Grocer.

    Korean fashion brand The Twee will be opening its first flagship store for Southeast Asia on the ground floor. The store, with more than 929 sqm of retail space, will stock a broad range of trendy Korean apparel, accessories and footwear for both men and women.

    Korean fashion retailer The Twee will open its first Southeast Asia flagship store at the new KL Gateway Mall in Kuala Lumpur.

    Set to open on January 12, the mall is part of the KL Gateway mixed development by Suez Capital in Bangsar South, Jalan Kerinchi.

    Along the Federal Highway, it offers a net lettable area of about 400,000 sqft (37,161 sqm) across seven levels, with more than 200 retail outlets.

    Covering about 11,000 sqft, The Twee flagship will be the brand’s biggest store in Southeast Asia, says Suez Capital head of asset management Michael Chee Soon Hin.

    Launched in 2009, The Twee has 28 fashion stores as well as kiosks in major department stores across Korea as well as in Shanghai. It targets women between 19 and 25 years old.

    Chee says the mall is already 80 per cent occupied and there are hopes it will achieve full occupancy by April. Secured tenants include Cotton On, Daiso, Doutor Coffee, H&M, Home’s Harmony, Mr DIY, Times Bookstore, Village Grocer, Yamazaki Bakery and Yubiso.

    There will also be free WiFi throughout the common areas of the mall.

    “The concept of the mall is based on a street mall – you will not be bored,” says Chee. Each floor is inspired by elements from different continents, and there will be an outdoor landscaped garden where residents in the residential units above the mall can grow vegetables.

    Suez Capital has invested in an automated car-park system for shoppers. “It will be the biggest automated car park in Southeast Asia with 1230 automated parking bays as well as 900 normal parking bays,” says Chee.

    The projected footfall for KL Gateway Mall is more than 10 million annually, with about 40 per cent from LRT (light-rail transit) commuters. A 100m covered, air-conditioned bridge will link the mall to the KL Gateway-University LRT Station.

    The integrated development includes four residential towers of more than 1180 units, which will be completed next year, while two Grade-A corporate office towers are being delivered in stages.

    Two Kuala Lumpur malls, collectively offering more than 2 million sqft (185,806 sqm) in net lettable area, will open in Cheras, Klang Valley, by the end of the year.

    Moreover, the MyTown Shopping Centre (below picture) and Sunway Velocity Mall (above picture) will be just 800m away from each other.

    Cheras already has the Aeon Maluri shopping centre and Cheras Leisure Mall, with The Tun Razak Exchange also on the horizon, reports The Star.

    MyTown is being developed by Boustead Ikano while Sunway Velocity Mall is a Sunway Groupproperty. MyTown will be structurally linked to Ikea Cheras, the largest outlet mall in Malaysia.
    With a population of 800,000 people, Cheras is an “ample market”, says Sunway Shopping Malls & Theme Parks CEO HC Chan.

    “Fundamentally, the real issue is the absence of lifestyle and experiential malls in Cheras – Sunway Velocity Mall fills this void. I am looking from a quality rather than a quantity perspective… we are addressing this from multiple angles.”

    Boustead Ikano GM Jo Hogsander agrees there is demand for more retail space, especially in Cheras. He says that when the MRT line opens it will ease traffic congestion and boost accessibility to the mall.

    “Game changer”

    Chan also sees the MRT as a “game changer”. “Two out of six MRT stations in Cheras will serve Sunway Velocity, which translates to a capacity of about 400,000 passengers a day.”
    He says Sunway Velocity Mall would not only compete, but also complement the MyTown Shopping Centre.

    “Competition is healthy, but in the longer term we will complement each other. Just look at the Bukit Bintang area and the number of malls there. It’s thriving because it gives consumers a choice.”
    Despite the number of malls in the Klang Valley, Hogsander says they are still crowded, even on a weekday afternoon.

    “I went to our competitors on a Thursday afternoon and couldn’t find a parking space. I then went to another competitor and had to do laps to find parking – and these are big shopping centres with more than 6000 parking bays.”

    Sunway Velocity Mall and MyTown Shopping Centre will open on October 28 and November 15 respectively, 18 days apart. Both malls boast 6500 parking bays.

    Sunway will have a NLA of 1 million sqft and accommodate 500 shops, while MyTown will have 460 stores on 1.1 million sqft of space.

    Sunway Velocity Mall’s anchor tenants include Harvey Norman, Parkson, TGV Cinemas and Toys’R’Us, while MyTown has secured such brands as Golden Screen Cinema, Mango, Uniqlo and Village Grocer.
