    Off-White is opening a store in Siam Paragon

    The first Off-White Thailand store has opened in Bangkok.

    The high-end street-fashion label has chosen Siam Paragon for its first store in the market.

    The store opened last weekend, drawing a queue of more than 300 fans of the brand, drawn by exclusive offers for early customers and the availability of limited-edition items.

    Off-White Thailand has been launched in partnership with local retail operator PP Group.

    The boutique is located on the upmarket Bangkok shopping mall’s M floor.

    PP Group executives Olarn Puipunthavong and Suwadee Puengbunpra at the Siam Paragon Off-White store opening.

    Off-White is an Italian streetwear and luxury fashion label founded by American creative designer Virgil Abloh in Milan, Italy in 2012. The brand specialises in seasonal men’s and women’s lifestyle and streetwear and has more than 25 stores globally. Off-White products are also stocked by internationally renowned department stores including Barneys in the US, Selfridges and Harrods in the UK and Le Bon Marche in France.

    KBank joins rush to tap postal network in Thailand

    Kasikornbank (KBank) and Thailand Post, a state-owned enterprise, yesterday sealed a business deal that saw one of the country’s biggest banks appoint the postal operator as a banking agent.

    KBank became the first of the large banks to enter such an arrangement with Thailand Post.

    “We aim to service 250,000 online vendors across the country under this deal, which will allow them to send out their parcels and deposit money with Thailand Post’s branches across the country,” said Patchara Samalapa, KBank’s president.

    Patchara indicated that Kasikornbank was looking at broader gains from the initiative, saying that with the bank’s large deposit base it did not need to attract more deposits.

    In the first stage of service, the bank’s customers can deposit up to Bt20,000 per transaction – or up to Bt40,000 a day – via 964 Thailand Post branches. The service costs Bt10 until the end of the year, before rising to Bt20.

    The bank targets 150,000 transactions derived from the banking agent channel by the end of 2018. The volume of transactions is expected to reach 600,000 in the first three years of operation.

    Cash withdrawal and money transfer services would be offered next year should the central bank give the green light, Patchara said.

    “The use of banking agents is cheaper for us than setting up full bank branches nationwide, but that does not mean than we plan to shut down some bank branches,” he said.

    Smorn Terdthampiboon, president of Thailand Post, said that doing business with Kasikornbank would improve its logistics business in the face of more competitors entering in the market.

    “We did not set out to make more revenue from it since it is not our core business, but we aim to provide a better service for our customers,” she said.

    Some seven small commercial banks have appointed Thailand Post as a banking agent since 2011, and its Bank@Post service has grown about 13 per cent annually.

    Smorn said the logistics business in Thailand is growing due to the increased popularity of shopping online.

    Traditionally, Thailand Post provided a basic service of sending letter from senders to receivers. Now, the dispatch of goods accounts for the biggest share of the agency’s business, at more than 40 per cent. Mail delivery makes up about 30 per cent, with the rest of the revenue from money services and sales of parcel packaging items and stamps, she said.

    Thailand Post has 1,300 branches nationwide and 3,000 more come under its postal network operated by private entities.

    Parcel delivery has grown about 20 to 30 per cent annually, as people were shopping online more, Smorn said.

    Some other large banks had also sought business partnerships with Thailand Post, she added. Thailand Post targets revenue of Bt30 billion this year, up from Bt25 billion last year. Last year it made a profit of Bt4.2 billion and this is expected to rise to Bt4.5 billion this year, Smorn said.

    IconSiam Bangkok due to open November 9

    Bangkok’s massive IconSiam development will open on November 9, its developers have confirmed.

    The US$1.67 billion complex being constructed on a 400-metre-long stretch of the Chao Phraya River will feature 14 flagship stores of internationally renowned brands, many of them taking space in the ultra-luxury 25,000sqm glass pavilion called IconLuxe, located next to the river and featuring the longest pillarless glass facade in the world.

    The development will be home to two shopping centres, whose tenants will include 188 brands and store concepts from around the world making their debut in Thailand, including duplex maisons for luxury brands.

    IconSiam CEO Supoj Chaiwatsirikul says IconSiam will represent “a completely new business model for destination development” in Thailand.

    “We are committed to making IconSiam a new national landmark and an exciting global destination. We have therefore placed particular emphasis on becoming the location of choice for the flagship stores of the world’s finest brands as well as introducing many firsts and innovations at the various outlets.”

    The development will comprise a 750,000sqm mega-destination featuring not only two shopping precincts, but theme parks, a museum, hotel and apartment towers.

    “IconSiam will excite visitors with a rich diversity of offerings, including art and culture, in addition to extraordinary dining and shopping possibilities,” said Chaiwatsirikul. “The project is co-designed and co-activated in collaboration with enterprises of all sizes and with people from all walks of life, and the benefits of the project are shared among all parties.

    “We have made every participant in IconSiam – whether they be outlets selling products, or designers and artists showcasing their creations, or even neighborhood communities helping in our operations – an inseparable part of our business model and they play a part in shaping our development.”

    Flagships line up

    Flagship stores at IconSiam will include the largest Adidas Original store in Asia, H&M-owned fashion label Cos, an Aland lifestyle concept store from Korea, and local accessories brand Naraya. H&M will open a three-level store.

    UK retailer JD Sports will open its first Thai store at the development and Nike’s store will be the first in Asia with a Kicks Lounge.

    The retail development is anchored by Thailand’s first Takashimaya department store from Japan which plans to introduce 170 brands into the market for the first time.

    Details have yet to be released about world-class restaurants and a rooftop bar planned for the complex. Besides those, IconSiam will feature seven food and beverage zones, each with a different atmosphere and concept. Tenants will include Singapore’s Jumbo seafood restaurant and Taiwan’s Harbour restaurant.

    Fitness First will open its largest Thai venue yet.

    Opening festival

    Chaiwatsirikul says IconSiam has budgeted THB1 billion (US$31 million) on an opening and launch festival, including extensive international communications.

    “Because IconSiam will be a showcase for the very best that Thailand has to offer and serve as a platform to propel Thai brands, products, artists, artisans and Thai culture onto the global stage, we are investing heavily to make IconSiam globally visible. We want IconSiam to be a magnet for the country, capable of drawing hundreds of thousands of international and local visitors a day, and to bring honour to Thailand,” he said.

    Meanwhile, the development’s two luxury residential towers remain under construction. The 70-floor, luxury Magnolia Waterfront Residences with 379 residential units is 90 per cent complete, while the 52-floor, super luxury The Residences at Mandarin Oriental Bangkok with 146 units is 80 per cent complete.

    IconSiam is being developed by three Thailand companies: shopping centre operator Siam Piwat, which owns Siam Center, Siam Paragon and Siam Discovery; residential developer Magnolia Quality Development Corporation; and multinational conglomerate Charoen Pokphand Group.

    US-based Simon Property inked Siam Piwat deal

    US-based shopping mall operator Simon Property is planning expansion of its outlet malls format into the Southeast Asian market.

    The company has operated an outlet in Malaysia’s Johor since 2011, and opened a new property in Genting Highlands, near Kuala Lumpur, last year. Its first premium outlets in Thailand will open in Bangkok by the end of next year in collaboration with local property developer Siam Piwat.

    Simon Property’s director for international development and finance Uchenna Akujuo said the company’s success in the development of premium outlets, of which 29 out of 100 are outside the US, has stemmed from its strong relationship with top global brands, and revealed that Asia and Southeast Asia remain a strategic focus.

    “We are bringing to Thailand and Bangkok high-quality brands and a shopping experience. We understand the needs of customers and tenants. We are able to leverage different customers all over the world whether in Asia, North America or Europe,” he said.

    The company’s joint venture with Siam Piwat will see it developing three locations in Thailand within the next five years.

    Siam Piwat first executive VP for business development and investment Chollachat Meksupha said the company will invest around THB4 billion (US$123 million) into the first outlets.

    The long-awaited Takashimaya Bangkok department store will open in November.

    The Japanese retailer’s seven-story shop will be a key anchor of the IconSiam shopping centre under construction on the banks of the Chao Phraya River.

    IconSiam says the store will have 36,000sqm of space, offering “an authentic Japanese experience with modern, playful and exciting twist”.

    Kenji Horiguchi, MD of Siam Takashimaya (Thailand) says the store will deliver a new experience to customers who like authentic Japanese items.

    “With an extensive selection of quality products to serve people of all ages, the store carries more than 500 brands, 180 of which are well-known Japanese brands and 80 new to Thailand,” he said.

    An entire floor is dedicated to Japanese food, including a supermarket selling high-quality ingredients and premium restaurants.

    “As a highlight of this floor, Hokkaido Dosanko Plaza, a local specialty shop, will excite shoppers with fresh produces, sweets and delicacies,” said Horiguchi. There is also a tourism booth located on this floor for the island of Hokkaido.

    Another floor of Takashimaya Bangkok will be devoted to beauty products and perfume along with beauty-related services. There will be floors for women’s and men’s clothing.

    The last floor provides kid’s products, home products and restaurants.

    “The department store, preserving a Japanese charm, has chic cafes on each floor for shoppers to take a break after the shopping spree,” said Horiguchi.

    Watch brand Casio G-Shock Thailand has opened a store in CentralWorld Bangkok.

    The opening marks the brand’s 35th anniversary and features innovative technology and interactive zones filled with exclusive rare collaborative pieces. The interactive areas include the Tough Test Zone where you can throw your watch at a wall; 3D hyper-visual movies with videos of shock-resistance testing; a G-Shock bar allowing visitors to touch and try every model; and a fast-view giant digital touchscreen catalogue.

    Senior VP of Casio & Hardline Viroj Sukpitak said: “It’s a concept store built with the user-experience in mind. Exclusively for Thailand, G-Shock has created a space that encompasses everything G-Shock, showcasing an extensive product range and the latest inline watches.”

    @Cosme cosmetics debuts in Bangkok

    Japanese company istyle cosmetics is partnering with Siam Piwat to open @Cosme stores in Bangkok.

    The joint venture in which istyle holds 70 per cent is called istyle Retail Thailand and will operate five @Cosme stores in the country.

    The first Thai @Cosme store is set to open at the new development IconSiam by the end of this year, and the second will open at Siam Center.

    “We have studied the Thai market and found that Bangkok’s GDP is high and consumers in Bangkok, compared with consumers in other countries in this region, are the top spenders on beauty and cosmetic goods,” said Kei Sugawara, director, CFO and senior VP of global at Istyle Inc.

    “The @Cosme retailing concept that merges online consumer engagement with offline sales is extremely innovative and will be exciting for Thai consumers. Next to that, this joint venture will facilitate the arrival in Thailand of many new, high quality Japanese beauty brands that have not been available to consumers in Thailand,” said Usara Yongpiyakul, CEO of Siam Piwat Retail.

    The joint venture expects the total sales earned by @Cosme stores to reach Bt300 million (US$9 million) in the first three years.

    Currently, @Cosme has stores in Hong Kong, Japan, and Taiwan.

    Thailand is among several new markets istyle is planning to expand in during the next three years with a goal of 50 to 60 new stores planned.

    The crocodile shifts to the South and chooses Bangkok as a prey.

    One week after the opening of its new space in Tokyo, the brand just inaugurated its latest travel retail outlet at the King Power Srivaree Duty Free Downtown Complex in Bangkok.

    Pursuing its Asian expansion, the 150sq m boutique also houses the unique and novel “Le Club” retail concept. It debuted in the Asia Pacific travel retail market with the Lotte Duty Free shop in Ginza, Tokyo, earlier this month.

    Le Club goes to the very core of Lacoste’s philosophy as it plays on a fusion of the values of the brand and its creator.

    The architecture of the store was designed and thought for customers to feel, from the second they step into the space, the peculiar tennis court atmosphere. With a green concrete panel as a nod to René Lacoste’s tennis practice wall and an open shopfront, clients can at the first sight relate to the brand’s values.

    Lacoste’s CEO Asia Pacific and global Travel Retail Jean-Louis Delamarre thanked King Power Thailand for their ongoing partnership and said they are “thrilled to open this store in Bangkok Srivaree” which further enhances their presence in Asia.

    Bangkok retail rents shows bright outlook

    Bangkok retail rents rose in prime downtown locations in the second quarter, yet there was a decline in midtown locations, despite retailers migrating there.

    According to research from real estate specialist Edmund Tie & Company, occupancy rates in both downtown and midtown remain strong as supply in the downtown area was limited.  While tenants started to take space in newly launched retail malls in midtown areas, rents dropped to THB1610 (US$47.82) per square metre per month in the midtown area. They remained stable downtown, up 1.15 per cent year on year at THB2630 per sqm (US$78.60).

    However, retail occupancy rates decreased to 94 per cent in downtown and 89.8 per cent in midtown during the quarter.

    Three upcoming retail developments are scheduled for completion in midtown this year: IconSiam (51,500sqm), the adjacent Takashimaya Department Store (36,000sqm) and Ari Hills on Pahonyothin Road, (1500sqm).

    Edmund Tie & Company said developers have been more cautious in recent years in the downtown market, partly because many Thais have put spending on hold in light of household debt.

    “Tourism continues not to be a significant source of customers for many retailers beyond prime downtown locations. Although several downtown developments have been delayed previously, there has been some progress recently. EmSphere established a projected deadline of 2020 as the site has been cleared for construction.”

    EmSphere is adjacent to the Emporium and EmQuartier shopping centres on Sukhumvit Road, interlinked with the Phrom Phong Skytrain station.

    “The downtown retail market in Bangkok is dominated by a small number of landlords but with a growing number of mixed-use developments with key retail components, the number of retail landlords will increase,” concluded the report. “Food and beverage tenants remain keen to expand in the Thailand market and there is increasing competition for choice units in new mixed-use developments.”

    Singapore restaurant chain Jumbo Group has entered into a 10-year franchise agreement with Thailand’s C J Seafood.

    The agreement authorises C J Seafood to establish and operate a Jumbo Seafood restaurant in Bangkok, which is expected to open by the end of this year.

    A company announcement stated that this new agreement forms part of the group’s plans to expand and strengthen its presence in Asia. It has already established franchises in Vietnam and Taiwan, making Thailand the group’s third franchise outpost in the region.

    Pomelo Fashion to open first-ever physical store

    Thai online fashion retailer Pomelo Fashion will open its first physical store location outside of Bangkok, as it seeks to expand its online-to-offline business model in Southeast Asia.

    Marking the JD.com-backed company’s online-to-offline commerce international debut, Pomelo will open a micro-retail store in Singapore. The company has previously operated a pop-up store in the city and is now looking for a space to open its first permanent site there. Exact details have not been given.

    The move means Pomelo shoppers will be able continue to browse online and send their top choices to the physical store to try on, before purchasing, significantly cutting down on the number of returns.

    In addition, the smaller retail space means the cost of rent in high-profile shopping districts is reduced. And without stocking all the products known to Pomelo online, the retailer avoids cannibalising its online sales with offline stores.

    “Discovery for fashion is going online, where you’re not constrained by having to display the entire catalogue,” David Jou, Pomelo co-founder and CEO, said last month.

    “But e-commerce for fashion is plagued by the problem of returns because the clothes don’t fit or they don’t look good. Having the online-to-offline model cuts down returns because the consumer only buys what they have tried on.”

    The micro-site is the firs international one for Pomelo, after opening its first two in Bangkok, one at Interchange 21 at Asok and the other at All Seasons Place in the central business district. The company said it has identified 800 locations for potential micro-retail sites in Thailand.

    Chinese e-commerce operator JD.com led a US$19 million investment round last year into Pomelo, which also counts investors like 500 Startups, Hong Leong Group and Jungle Ventures.

    Founded in 2013 by David Jou – the former managing director of Lazada Thailand – Pomelo Fashion delivers to over 50 countries globally from its studios in Bangkok.

    The Marvel Experience Thailand opens in Bangkok

    The Marvel Experience Thailand opens in Bangkok.  South East Asia’s first Marvel Experience-branded attraction has launched at Bangkok’s Mega Bangna mall.

    The Marvel Experience Thailand stretches over two hectares. It’s sited at the Mega Bangna (Bang Phli) mall, halfway between Suvarnabhumi International Airport and the centre of Bangkok.

    “From our success with the launch of The Marvel Experience (TMX) in the United States of America and elsewhere, a number of countries have reached out and invited us to bring TMX to them,” said Rick Licht, CEO of Hero Ventures. “As Thailand is a major fan base for Marvel, we believe that Thailand is the perfect country to which we should bring this adventure.”

    The new attraction has two major zones – a reception building and the Attraction Zone. As visitors enter they will find themselves at the ticket office. F&B options The Avengers Café and the Super Hero Snack Bar are on hand. The Marvel Adventure Zone offers play for smaller children. Guests can also browse the Marvel Experience Super Store, with a wide range of Marvel licensed products. The Marvel Experience Thailand merchandise is exclusive to the venue.

    Guests then enter the Holding Zone Beta, a prepping area before guests move into the main Attraction Zone. Once inside the Attraction Zone, guests are invited to become S.H.I.E.L.D agents. They then join Spiderman, Captain America, Iron Man, Thor, Hulk, Black Widow, Black Panther and other Marvel heroes in a two-hour campaign. The immersive battle offers a compelling combination of hyper reality, interactive and multimedia technology games. It also includes AR and VR simulations.

    The Marvel Experience also offers a 4D motion ride and a 360-degree 4D stereoscopic projection dome. Guests also have the opportunity for meet and greets with Marvel heroes.

    TMX is collaborating with their local partner Hero Experience to manage the attraction. Surakiat Thienthong, co-CEO of Hero Experience, says he hopes the new attraction will become a key tourist focus in Bangkok, helping to boost overall numbers of tourists for Thailand.

    “We plan to communicate with both Thai people and international tourists,” says Thienthong. “For Thailand, our strategy is to integrate marketing communication across all media channels: TV, radio, online, out-of-home media, including marketing activities every month.”

    He adds that, for the international market they will “promote through media and key influencers in each country as well as find the right travel agent partners to broaden our target groups.”

    The addition of branded retailtainment is in line with current trends in retail.

    It seems the world can never get enough of Marvel. Earlier this year Blooloop reported on the opening of a £1million Marvel Super Heroes attraction at Madame Tussauds Blackpool.  Meanwhile the Marvel Summer of Super Heroes is in full swing at Disneyland Paris.

    Omotesando Koffee Opens First Store in Bangkok

    Upscale Tokyo cafe Omotesando Koffee may have closed its original location in Japan – but it survives in other markets and will soon be launched in Bangkok, Thailand.

    The cafe has been signed up by Siam Piwat to take space in Siam Paragon shopping centre, amidst up-market furniture stores on level 3.

    In Tokyo, Omotesando Koffee was renowned for serving espresso-style coffees from a 3m x 3m space inside a Japanese house. It closed in 2015 when the building was demolished.

    Founder Eiichi Kunitomo has opened a new cafe in the same spot (but new building) under the name Koffee Mameya.

    Omotesando Koffee has outlets in Hong Kong and Singapore and another store is planned for the UK after the Bangkok opening.
