    An Oasis for Rama IX

    Thailand’s first retail and entertainment mega-complex on Rama IX Road, recently announced that it has added a 14-rai area to its existing 27-rai project to create an outdoor component to its complex. The new area, the company says, includes facilities for major outdoor stage performances as well as a creative outdoor market.

    Located on prime land in the Jaturatis-Rama IX area, Oasis Outdoor Arena and Creative Market is adjacent to Show DC and officially opened on December 25, when it hosted a major K-pop concert, ahead of Show’s DC indoor component, which is scheduled to launch in June.

    The Oasis Outdoor Arena & Creative Market is spread over 30,000 square metres and aims to be a new hip outdoor venue.

    “Oasis offers a rich mix of retailing and food and beverage with spectacular entertainment facilities. We want to offer visitors a great indoor experience as well as a great outdoor experience. According to our research, the addition of a massive outdoor component adjacent to Show DC is in line with global consumer preferences for outdoor destinations, and grows our total footprint from 27 rai to a massive 41 rai. We have invested an additional Bt1.1 billion in this outdoor component on top of our original Bt9.5 billion investment in Show DC,” says chairman Chayaditt Hutanuwatra, adding that the two venues combined expect to draw more than 100,000 visitors a day.

    The Oasis Outdoor Arena and Creative Market, he says, can “host world-class, outdoor international and local shows and performances. Visitors can shop, eat and enjoy lively street art in the market area”.

    “It will be a best-practice example of ‘eco-social business’ that aims to combine the interests of tenants, entrepreneurs, the developer and the surrounding community by giving an opportunity for all to prosper together from this project,” he says. The Outdoor Arena has 10,000sqm space for up to 30,000 spectators but can easily be scaled down for smaller groups.

    The market is spread over 20,000sqm and uses recycled shipping containers to create 500 outlets, including shops for fashion, food and drinks plus organic fruits and vegetables direct from growers.

    “This is first time in Thailand’s retail industry that a comprehensive and wide range of outdoor and indoor experiences are on offer in a single venue. Oasis will be a hip hangout place for everyone – families, animal lovers, health seekers, shopaholics, foodies, art lovers, concert-goers or show-goers, those who love special performances and those just want a new place to relax.

    We have a complete range of retailers and entertainment facilities at Oasis including Food & Fruit Trucks, shops for organic products, foods and desserts, pets, eco products and spaces for art shows,” he says.

    Central Group chief executive Tos Chirathivat says the group has set aside 39 billion baht for investments at home and abroad this year. PHRAKRIT JUNTAWONG

    Central Group yesterday insisted it is not seeking to establish its own hypermarket chain to counter TCC Group’s entry into the big retail segment with the recent acquisition of a major stake in SET-listed Big C Supercenter Plc.

    Instead, it is considering buying Big C store operations in Vietnam from Casino Group, a leading French retailer.

    Tos Chirathivat, the group’s chief executive, said Central did not have any plan to sell its 25% stake in Big C Supercenter in Thailand after TCC Group’s Berli Jucker Plc successfully bought a 58.56% stake in Big C.

    Berli Jucker will make a tender offer for the remaining shares in Big C soon.

    “The hypermarket business has entered the mature stage and its growth may not be as high as in the past 20 years, but we won’t sell our Big C shares,” Mr Tos said.

    Central will not create a new hypermarket store brand because it already has Tops Superstore, which is similar to Big C.

    Mr Tos said he would decide on March 10 whether Central would enter bidding for Big C assets worth 20 billion baht in Vietnam.

    “We have not made our decision yet because there are several factors to be considered carefully, including the complicated process of mergers and acquisitions over there,” he said.

    A market analyst said it was possible Central would join the bidding because Vietnam is one of the group’s strategic investment countries in the Asean region.

    Central’s retail business in Vietnam has more than 6,000 staff and generated revenue of US$600 million last year. If Central wins the bid for Big C assets, its business value will double to 40 billion baht overnight.

    Mr Tos said the group would put more focus on opening new branches and renovating its Thai stores while expanding some new stores in Cambodia, Laos, Myanmar and Vietnam.

    “We will invest cautiously because we are concerned about the impact on the world economic situation from the Chinese slowdown, falling oil prices and the volatility of foreign exchange,” he said.

    The group plans to spend about 39 billion baht this year, 30% more than last year, to open new shopping centres, department stores and other outlets nationwide and renovate some stores.

    It also plans to open five new hotels and some convention centres in destinations including Pattaya, Chiang Mai and Koh Samui.

    It has signed management contracts with 29 new hotels with 6,716 hotel rooms.

    Centara Muscat Hotel in Oman, Centara Grand West Bay Hotel Doha in Qatar and Centara Grand Lykia World Resort & Spa in Turkey will be opened in the third quarter.

    The group also plans to invest in two more four-star hotels in the Maldives and a four-star hotel in Dubai.

    Central Group has 70 hotels with 14,583 rooms in 11 countries.

    The group will allocate 10.4 billion baht to renovate its department stores in Europe from 2016-20. About 3.6 billion will be used for La Rinascente in Italy, 2.4 billion for Illum in Denmark and 4.4 billion for three stores under the KaDeWe Group in Germany.

    Last year, Central’s revenue totalled 283 billion baht, up 13.5% from 2014. The group projects to increase its revenue by 18.9% to 337 billion baht this year. About 76% of sales will come from Thailand.

    A parade of pandas aims to raise awareness in Thailand

    A parade of 1,600 papier-mache pandas will be touring Bangkok this month as part of a worldwide campaign for the conservation of the endangered species.

    Campaigning in a country that has no wild pandas at all may sound odd, but the message from World Wide Fund for Nature Thailand goes beyond just those cuddly creatures. Thailand is home to a vast population of wild animals, including Asian elephants and Bengal tigers. The panda campaign intends to raise awareness for the conservation of these species, too. At the end of the exhibition, all the pandas will be offered for “adoption” for 600 baht ($16.8) and the proceeds donated to WWF Thailand.

    The pandas, created with recycled materials by French artist Paulo Grangeon, represent the 1,600 or so that were left in the wild when the campaign was first launched in France in 2008. Since then, the art project has traveled to around 100 locations around the world and the number of wild pandas has increased to 1,864, according to the WWF.

    In the Thailand tour, the pandas will appear, flash-mob style, at 10 landmarks in Bangkok and the ancient city of Ayutthaya. They will be on exhibit for just three hours at each spot sometime between March 3 and 16.

    After that, the pandas will be on exhibition through April 10 at Central Embassy, an upscale shopping mall in Bangkok that belongs to retail giant Central Group.

    It is hoped that the pandas will also draw visitors to the mall, which opened just before the military staged a coup in May 2014. The country’s economy and consumer confidence have been sluggish since.

    “Pandas are cute, and the campaign will attract everyone from young children to families and tourists,” Barom Bhicharnchitr, managing director of the mall, said.

    Despite a tougher retail market, The Mall Group in Thailand plans to expand this year, allocating 5 billion baht (US$139.8 million) for new projects and upgrades.

    CEO Phaibul Kanokvatanawan says this includes 800 million baht pegged for a new building behindThe Mall Bang Khae.

    Parking will also be increased to 3800 spaces from 3000, and the remaining 4.2 billion baht will pay for an extension of two malls in Nakhon Ratchasima, scheduled to open soon. After relaunching its Korat project in September, total space at the complex will be 200,000 sqm.

    Two billion baht will be spent on developing Blue Port, the group’s latest retail project in Hua Hin. About 80 per cent complete, this project is scheduled to open in October, earlier than planned.

    Part of the budget will be allocated renovating The Mall Bang Kapi to respond to the rapidly changing customer profile of the area.

    While competitors have expanded their retail complexes on Rama IX and Ekamai-Ram Intra, including Crystal Park Phase II, Central East Ville and Show DC, Phaibul is optimistic, saying his company will thrive by both catering to core customers across a complete range of products and fostering brand loyalty.

    However, the spending power of Thai consumers has not improved despite heavy consumption at the end of last year sparked by a government tax break, he says. Also, overseas tourist levels are back to normal at Siam Paragon, The Emporium and EmQuartier since the Lunar New Year holiday.

    “We want the government to speed up the airport extension to attract more tourists to Thailand.”

    Phaibul says the company expects sales growth of 5 per cent to 52 billion baht this year.

    Royal Enfield launched its retail operations in Thailand with an exclusive store in Thonglor, Bangkok, Wednesday, Feb.24. Royal Enfield’s first retail store in Thailand has been set up in partnership with General Auto Supply Co. Ltd.

    The 3,685 square feet retail outlet located at 842 SoiSukhumvit 55 (Thonglor), Sukhumvit Road, KlongtanNua, Wattana, Bangkok, is a full-service dealership and will provide aftermarket service to the buyers. The new store will sell the Bullet, world’s oldest motorcycle in continuous production since 1932, for Thailand Baht 179800 for 500cc, which is approximately Rs 3.45 lakh.     Revamped Siam Discovery to embrace ‘lifestyle’ concept

    The 18-year-old mall in central Bangkok has been closed for a Bt4-billion overhaul since May and expects to reopen under the new title “Siam Discovery – The Exploratorium” next quarter.

    “We want to create a unique shopping experience for all customers. To make the new Siam Discovery different from its neighbouring shopping malls Siam Center and Siam Paragon, we want to introduce a revolutionary new retail concept in Thailand,” said Chadatip Chutrakul, chief executive officer of Siam Piwat, which also owns and operates Siam Paragon and Siam Center.

    To turn this shopping venue into a hybrid retail destination, Siam Piwat decided to ensure that its 40,000 square metres of retail space would offer a range of products and undertake sales and marketing strategies that would be more flexible and respond to customers’ demands.

    Previously, Siam Discovery hosted at least 120 retail tenants.

    After the reopening, there will be hundreds of categories and more than 5,000 international and local brands on offer.

    “We invited [Japanese design studio] Nendo to provide the inspirational design concept for Siam Discovery because Siam Piwat looks at the future from a global perspective rather than just the potential of the Thai market,” Chadatip said.

    To turn this vision into reality, the Siam Discovery renovation was overseen by Oki Sato, one of the world’s top designers.

    “Our role as a retailer has advanced to another level and become one of managing visitors’ experiences and emotions at the destination, rather than just one of managing products, categories and displays,” Chadatip stressed.

    Besides being Nendo’s largest project in Thailand, this is the first major facelift of the 18-year old shopping complex. The aim is to cash in on the potential growth in shopping and retail markets in Thailand following the implementation of the Asean Economic Community (AEC) early this year.

    Chadatip said the 2 million square metres comprising the Siam area was considered one of top-ranked retail destinations in Bangkok, which annually attracts more than 200,000 visitors. The number of foreign-tourist arrivals is expected to rise, particularly after the full implementation of the AEC.

    Give this potential, one year after the reopening, Siam Discovery is expected to welcome 100,000 visitors a day, of whom about 65 per cent will be local shoppers while the remaining 30-35 per cent will be foreign tourists.

    “We aim to double our sales revenue within one year compared the sales in the year before this major renovation,” she said.

    Siam Piwat targets recovering the cost of this renovation within five to six year as it believes that this is a long-term investment. By the end of this year, the company hopes to see at least 10-per-cent revenue growth, partly driven by the new Siam Discovery.

    Thailand’s First Tanning Salon Opens in Bangkok

    “A tanning salon in Thailand? Isn’t that like trying to sell ice to the Eskimos?”

    That was the response from a friend when I mentioned I was going to visit a tanning salon in Bangkok that claims to be the first of its kind in the country.

    It’s a fair question, and one that CEO Jeff Amato has heard several variations of in the run-up to the opening of his new venture, BKKSUN.

    “Of course people have asked me ‘why are you opening in the sunniest place on Earth?’” the American laughed as he sat in his office in the newly opened salon in Sukhumvit, minutes away from Thonglor BTS.

    “But we have a lovely high season that lasts just two to three months and the rest of the year it’s too hot and uncomfortable to be outside if you’re in the city,” he added, explaining that ironically it’s during these months that Bangkokians can be deprived of sunshine, and therefore a tan, as they take shelter in air-conditioned offices and malls away from the sweltering humidity of the city.

    Hopping in one of the tan booths or sunbeds at BKKSUN for just a few minutes could give them that much-needed hit of Vitamin D to pick up their spirits and release feel-good endorphins, he said.

    “You need sunshine in your life,” smiled the Missouri native, who fled the cold winters of the Midwest for the blazing heat of Thailand eleven years ago.

    Regardless of whether a tan salon can be a hit in Bangkok, it’s a welcome change from the pervasive skin-whitening craze here, from whitening creams, masks and soaps sold at every pharmacy and beauty counter, to racist adverts, competitions and even school vocab charts, all with the message that dark skin is ugly, while “white is winning”.

    However there is an emerging trend of more Thai celebs and role models celebrating and promoting darker skin, like Nonthawan “Maeya” Thongleng, a southern beauty with tan skin who beat out paler-skinned competitors in 2014 to be crowned Miss Thailand World.

    Top actress Janie Tienphosuwan and influential beauty blogger Pearypie naturally have fair skin, but both are known for working on their tans and sending the message to young Thai girls that tan skin can be beautiful too.

    And with the recent launch of TAN Magazine which aims to promote healthy, sun-kissed skin, perhaps the tide is turning.

    “Tanning is trending,” Amato said. “Thai celebrities have really embraced tanning and I give them a lot of credit for starting this trend.”

    “The whole world loves Thai tan skin and I think promoting tanning is a great message for people.”

    The salon is in its soft opening phase, having launched around six weeks ago, and already has around 15-20 customers coming through its doors every day for spray tans and tanning booth sessions.

    lthough the majority of their clients are, unsurprisingly, foreigners, Amato and the salon’s director of operations, Amy Oanchali, say around 30 percent are Asian, with Thais making up most of that figure.

    “Whitening is not for everyone,” Amato said. “When we did our research we knew there was not just a demand for tanning here, but a pent-up demand.

    “Tanning is huge in Hong Kong, Shanghai and Tokyo, so we saw Bangkok as the last bastion.

    “I think it’s cool that we’re the first to bring tanning salons to Thailand.”

    The salon’s minimalist look, overseen by Thai designer Nong, of gleaming white surfaces and tasteful black and white artwork dotting its three floors (a fourth will soon open), and its expensive tanning equipment imported from the States, are obviously geared towards more well-heeled clients, although prices are pretty decent — a stand-alone sunbed or booth session is THB799, and that price drops if you opt for a package. New customers get a promo price of THB299.

    The salon recommends new customers complete a short questionnaire which determines their skin type. Staff can then recommend tan session times, so customers can gradually and safely build up an even tan, they say.

    However Coconuts is obliged to remind readers of the risks associated with UV radiation and indoor skin tanning, which has been linked to some skin cancers.

    Amato and Oanchali are confident that they can grow their customer numbers and are even eyeing a second location in Silom.

    But first they want to focus on their flagship store in Thonglor and their customers there.

    “We’ve already got some regular customers who are so interesting and nice, we’ve been delighted,” Amato said.

    “We just want them have a killer experience.”

    ‘nendo’ (Mr. Oki Sato), who is one of the world’s top designers and a person voted as among the ‘100 Most Respected Japanese’ by Newsweek Magazine, provided the overall design inspiration for the new Siam Discovery.  He was engaged as the chief consultant for the building design as well as the interior design, while Urban Architect Co., Ltd. was the Thai architectural design and interior design company for the project.

    The new Siam Discovery is nendo’s largest project, ever, and his first in Thailand.

    On 18 February 2016 Ikano and Central Pattana representatives broke ground at the site for Thailand’s second IKEA second store in West Bangkok.

    The site is in Bangyai, to be fully integrated into Central Plaza Westgate shopping centre with wide open entrances at all levels of the mall and direct link to the upcoming MRT (public transportation) line.

    “We are creating the world’s best integration of an IKEA store into a shopping centre,” said Sebastian Hylving, Expansion Director for Ikano Private Limited, owner of the IKEA franchise in Singapore, Malaysia and Thailand.

    In a highly complex design, the showroom and a market hall are housed inside an expansive two-storey concourse building that creates a bridge to the Westgate mall. The self-serve warehouse will be on the ground floor.

    “This is not going to be the usual blue box,” said Lacia Sherlock, IKEA Retail Project Leader for Ikano. “This will be our only store that offers customers an opportunity to enter and checkout at every level. We will deliver a fantastic customer experience.”

    Ms. Sherlock explained that the 50,278m2 building includes 1,900 parking spaces, a dedicated area for outdoor furniture, and two unique cafes – one will “float” over the showroom in an open mezzanine. The 6.3 billion THB project also aims to reach new heights in Thailand terms of sustainable construction and operation. It will be fitted out with hundreds of rooftop solar panels, 100% LED lighting and other features that are expected to earn this IKEA store the highest level of LEED certification.

    Mike King, the IKEA Retail Director for Ikano, is confident many of the 1.6 million people who live in Bangyai and the surrounding area – including a growing population of young families – will make the trip to the new store when it opens at the end of 2017.

    “There may be a lot of competition in the home furnishing business here in Thailand, but no other retailer offers the whole family a great day out in the way IKEA does,” said Mr. King. “No other retailer provides customers both an inspirational showroom and 9,500 functional, well-designed products – flat-packed and ready to take home the same day.”

    In November last year, the company opened a second store in Kuala Lumpur and a Pick Up and Order Point in Phuket. The Bangyai project marks Ikano’s first collaboration with Central Pattana Public Company Ltd.

    Bnow.org  (Bangkok Now), a Bangkok networking community for startups, SMEs  and a registered social enterprise based in Thailand, announced during a media group interview today that preparations are under way for the Entrepreneur Now Awards  (ENA) 2016 scheduled to be held in October 2016.

    Last year, ten awards were presented to various Thai and non-Thai entrepreneurs and the event was presided over by Khun Salinee Wangtal, Director General of the Office of the Small and Medium Enterprises Promotion (OSMEP).

    Entrepreneur Now Awards is a program recognizing enterprising people and teams operating in the kingdom of Thailand. The objective of ENA is to promote entrepreneurism, attract investors to Thailand and ASEAN and revitalize the Thai economy and SME sector.

    “Last year ENA attracted over 100 Thai and non-Thai entrepreneurs with a registered business in Thailand, representing a wide range of industries including tech, F&B, health, fashion, education, FMCG, sports and construction, among others,” said Pacharee Pantoomano Pfirsch, Founder of  Bnow.org and Chairwoman of ENA, adding that this year she is looking  forward to see more entries.

    “According to the Federation of Thai Industries, there were about 2.7 million SMEs and start-ups in Thailand, providing more than 10 million jobs nationwide. These businesses are estimated to account for nearly 40% of the country’s GDP. FTI added that for the Thai economy to grow with stability, the country needs to balance it by boosting SME share of GDP to 40% in the future,” said Pacharee.

    “As a social enterprise, ENA aims to support the start-up and SME community in Thailand. We want to garner more involvement from the various chambers of commerce in Thailand, including the start-up community.     Foreigners, beware of condo laws

    If you are foreign and you marry a Thai, and you agree between you that all of your marital assets will be split 50:50 and designated as such, the Thai Government has found a way under which, even post marriage, part of this agreement can be completely excluded.

    This does not relate to the well-known exclusion of land, but to condominiums. Condominiums are much heralded as generally being available and favorable for foreign investment. Unfortunately, this is not always so.

    Most of my clients over the years have bought their condominiums outright with cash from overseas, or had the cash in Thailand, and due to the quirky rules on ensuring you have a ‘Foreign Exchange Transaction Form’ had to move monies out and then move those monies back into Thailand again with the bank fees and potential foreign exchange losses thrown in for good measure. I took out a loan many years back for my first condominium purchase in Thailand and the monies were loaned in foreign currency through HSBC Thailand which had its retail banking in Thailand taken over by the Bank of Ayudhya.

    We then decided to buy a condominium for rental investment purposes in Bangkok. We went through the mill when it came to applying for and obtaining a loan. We applied through seven banks. The first was the ‘favored’ bank of a well-known developer in Bangkok. They took literally every piece of financial information imaginable about me and my wife and looked at my various companies’ assets and credit history; tax payments and even the number of employees in my business. After three months, we were told we could obtain a loan only for an amount of 20 per cent of the outstanding balance due on the condominium. We then rushed out and made six further applications. One bank came through but the conditions were:

    (i) we had to take out a loan for furnishing the condominium

    (ii) we had to take out the hefty insurance premium through the bank’s ‘preferred’ insurer

    (iii) the loan had to be taken out by my wife because “she is Thai and you are a foreigner”

    Notwithstanding this, we was still expected to sign all the loan documentation and be involved.

    Fast-forward, and we were close to the transfer date. All of a sudden, I am informed that I must sign a ‘declaration of Sin Suan Tua’ (personal property). What is all that about, I thought – I have already made my agreement with my wife when I got married. Also Sin Suan Tua is by definition supposed to apply to all matters before marriage.

    Then the reality of the situation became apparent. Due to the fact my wife was borrowing the money from the bank, regardless of who would be making the mortgage payments, the authorities have found a way to exclude a marital asset from the marriage and adjust the entire concept of Sin Suan Tua.

    The Land Department insists that a foreigner must declare that a condominium belongs entirely to his/her spouse and that he or she (the foreigner) has absolutely no rights or interest in such condominium unless:

    (i) He/she pays for the unit and obtains a Foreign Exchange Transaction form – an impossibility if the monies are loaned in Thailand

    (ii) He/she has Permanent Residency – and many long term expatriates know how long and difficult that process is

    (iii) He/she is permitted to enter Thailand under the ‘Investment Promotion Act’ – which is very rare.

    So, if you believe being married to a Thai is somehow advantageous when it comes to investing in property as a foreigner, the reality is quite the opposite. The Land Office I attended in Bangkok was very helpful, efficient and polite while I signed the document confirming that our condominium would have nothing to do with me despite the fact of my marriage and that I’d paid the down payment.

The following year, they secured Series B investment  funding  for an undisclosed amount from leading Japanese digital fashion marketplace, Start Today, which operates Japan’s largest fashion e-commerce portal, Zozotown.

    Discounts of up to 80 per cent and a chance to win prizes – including gold bullion – are key elements in a Chinese New Year campaign at Siam Paragon and Siam Center in Bangkok.

    Running from February 3 to March 13, the Siam Prosperous Chinese New Year 2016 campaign is offering 7.5 million baht ($200,000) in prizes for lucky shoppers. The aim of the event is to attract both locals and international tourists to the two malls, which feature fashion and lifestyle brands.
