  • HKIA announces plans for SkyCity development

HKIA announces plans for SkyCity development

SkyCity will feature retail complexes, entertainment facilities, dining space, hotels, and office towers in approximately 25 hectares of land at the north of the airport island.

The SkyCity plan was unveiled at “The Future of Shopping Malls” Business Conference and Exhibition hosted today by the AA. More than 300 senior executives from the property development and investment sectors of Hong Kong and major overseas markets, as well as representatives from the HKSAR government, business associations and professional bodies, attended the event.

Mr Jack So Chak-kwong, chairman of the AA said: “Our vision is to create a new destination that goes far beyond the traditional notion of a shopping mall. Located right next to the airport, SKYCITY aims to capture broad opportunities in tourism and business, while also providing a dynamic lifestyle and family entertainment hub for Hong Kong residents and visitors alike.”

HKIA’s passenger traffic is projected to rise to more than 100 million by 2030 with the completion of the three-runway system. SkyCity will make use of the Tuen Mun-Chek Lap Kok Link and the Hong Kong-Zhuhai-Macao Bridge, strategic road links.

Phase 1 of the project will comprise a retail, dining and entertainment (RDE) destination of 195,000 sq. metres, scheduled to open in 2021, and a hotel providing 450 to 750 rooms, expected to be completed in 2020. Invitations for tender submissions for the hotel and RDE developments will be issued in November 2016 and early 2017 respectively.

  • Airport Authority Hong Kong creates new tender structure for anchor concessions

Airport Authority Hong Kong creates new tender structure for anchor concessions

Airport Authority Hong Kong (AAHK) will restructure its core category airside retail concessions in advance of a series of major tenders beginning late October or early November, The Moodie Davitt Report can reveal.

There are currently three anchor concessions – liquor & tobacco, airside general merchandise, and perfumes & cosmetics, all held by DFS.

As detailed by The Moodie Davitt Report in July, AAHK pledged earlier this year to refine the category and contract mix, promising “significant changes” to the concession structure to drive spending and improve the consumer experience at Hong Kong International Airport (HKIA).

Since July, AAHK has been talking to potential retailers and conducting intensive consumer research with its passengers regarding the anchor licences. As a result, it has fine-tuned the contract packages.

LIQUOR & TOBACCO AND PERFUMES & COSMETICS EXTENDED – BUT NO AIRSIDE GENERAL MERCHANDISE CONCESSION

The core liquor & tobacco and perfumes & cosmetics concessions will be continued – but with important refinements. To spice up the traditional liquor & tobacco offering, AAHK plans to allow the new concessionaire flexibility to include other products. These include liquor & tobacco-related accessories, such as wineglasses and decanters, as well as upmarket gourmet items, for example fine teas and coffees. That concept proved highly popular with passengers during AAHK’s qualitative surveys.

    HKIA L and T

The liquor & tobacco concession will be increased substantially both in terms of space and range, with the addition of liquor-related accessories and gourmet items

To make the perfumes & cosmetics offer more attractive, AAHK plans to create a beauty and accessories “one-stop shopping destination”. That will involve combining perfumes & cosmetics with fashion accessories – the latter including sunglasses, fashion watches, small leathergoods, handbags and others. Those categories are currently sold through the airside general merchandise concession.

    HK P & C

The perfumes & cosmetics concession will be extended to become a “beauty and accessories one-stop shopping destination”

AAHK believes that the high penetration rate driven by beauty products can enhance the cross-selling potential of the two categories combined. Consumer feedback also strongly suggested that the categories are complementary.

Critically, AAHK has decided to discontinue the airside general merchandise concession. The authority believes that given the airport’s extremely strong line-up of speciality stores and mono-brand boutiques, there is no need for the airside general merchandise concession. Instead it will allocate the best-selling general merchandise categories to the other packages.

    DEDICATED CONFECTIONERY CONCESSION

In another key change, AAHK has opted to create a dedicated confectionery licence. Confectionery is a high-demand item at HKIA and the authority believes this justifies a separate concession covering multiple units across the terminal.

    hkia conf

Confectionery, a big in-demand category, will enjoy its own dedicated concession

The distribution and location of the stores will also see some important changes. For example, AAHK plans to remove the current small gate store units near the boarding gates. Because of the size constraints, the liquor & tobacco and perfumes & cosmetics assortments in them is limited. The units will be turned over to other retail purposes, deemed as better serving passengers’ needs.

Simultaneously AAHK will increase the retail space in the East Hall – the shopping epicentre of the airport. Liquor & tobacco space there will increase by around +40%, while the addition of the fashion accessory categories will result in a huge +70% increase in the area dedicated to the extended beauty concession. More importantly, AAHK hopes that the additional floor space will allow the chosen retailers to introduce a wider product assortment.

MORE DIVERSITY OF PRODUCTS; GREATER CONSUMER ENGAGEMENT

In its consumer surveys, AAHK was told by many passengers that besides the big, upmarket European and US beauty brands they also wanted to see more variety – including the upcoming Korean and Japanese skincare names, most of them mid-price to premium price-points. In liquor & tobacco, consumers told AAHK they wanted to see more new and rare products.

With the enhanced store sizes, AAHK will be asking its retailers to create greater customer engagement (for example, more wine tastings), which it deems as increasingly important to bricks and mortar stores. The enhanced space will also encourage greater flexibility, experimentation, rarity and excitement, it believes.

    TIME-LINE COUNTDOWN

AAHK will begin the tender process with the liquor & tobacco and perfumes & cosmetics bids in late October or early November, with results being announced in March or April next year. Confectionery will be tendered in late 2016 or early 2017.

The targeted changeover of concessions is set for the fourth quarter of 2017.

Airport Authority Hong Kong (AA) held a Grand Opening Ceremony at the Midfield Concourse (MFC) of Hong Kong International Airport (HKIA) today to celebrate the full operation of the facility.

The ceremony was officiated by Jack So Chak-kwong, Chairman of the AA, he said: “The concourse is an important development project that will help HKIA meet increasing traffic demand in the medium term, as we work towards completion of the three-runway system.”

Located to the west of Terminal 1 between HKIA’s two existing runways, the 105,000sqm five-storey concourse provides 20 parking positions. AA says the new concourse and has increased the ratio of passengers boarding and disembarking aircraft using airbridges, enhancing the overall airport experience. Passengers can reach the MFC by an extension of the Automated People Mover system from Terminal 1.

“HKIA, connecting Hong Kong to about 190 cities in the Mainland and overseas, is the most important transport infrastructure maintaining Hong Kong’s external connections, as well as an engine for our city’s economic growth. The outstanding achievement of HKIA today is attributable to the collective efforts of HKIA’s business partners, the aviation services sector, the relevant government departments and every stakeholder in society. • HKIA February traffic +4.9% to 5.7m pax

HKIA February traffic +4.9% to 5.7m pax

Hong Kong International Airport (HKIA) has reported that its February passenger traffic grew by 4.9% to 5.7m, while flight movements increased by 4.5% to 32,625 during the month.

Airport Authority Hong Kong said that growth was mostly thanks to a 16% rise in Hong Kong resident travel compared with January 2015, with passenger numbers to and from Southeast Asia and Japan showing the biggest increases.

    IN PRAISE OF TECHNOLOGY

Commenting, Executive Director of Airport Operations of Airport Authority Hong Kong C K Ng said: “To enhance the travel experience for HKIA’s passengers we strive to provide customer-centric services by leveraging the latest technology, including the introduction of the ‘HKG My Flight’ mobile application in 2013 that provides airport information, real-time flight status and more.”

    Hong Kong airport large

New technology is also helping passengers find the information they want at HKIA, according to airport management.

He added: “With the application of iBeacon technology, passengers using the ‘HKG My Flight App’ can receive push notifications of airport information, including dining and shopping offers and promotions at the airport.

“While arrays of initiatives are in the pipeline, we will continue exploring the application of different technologies in daily operations, aiming to enhance mobility, automation, efficiency and convenience for passengers,” added Ng.

He said HKIA is also delighted that ‘HKG My Flight’ recently won the Gold Award in the Best Location-based Marketing Category at the Mob-Ex Awards 2016 organised by Marketing magazine.

    HKIA Departures 2

Hong Kong International Airport traffic rose by 4.9% to 5.7m passengers in February 2016.

Having said that, there was no technology available to help halt the decline in cargo throughput for February, which was mainly attributed to a 23% year-on-year drop in exports. AAHK added that the fall in cargo volume was also partially due to the industrial action at ports on the US west coast in the first quarter of 2015.

In the first two months of 2016, HKIA handled 11.6m passengers and 67,820 flight movements, up 9.0% and 5.0% from the previous year respectively. Cargo traffic dropped 6% year-on-year to 619,000 tonnes.

On a rolling 12-month basis, HKIA handled 69.5m passengers and 409,255 flight movements, marking year-on-year increases of 8.4% and 3.8%, respectively.

Hong Kong International Airport (HKG) officially opened its HK$10bn/$1.3bn Midfield Concourse (MFC) and auxiliary facilities on Monday as scheduled – with the retail offer to be “gradually introduced” next year.

The 105,000sq m, five-storey MFC is located between the airport’s two existing runways to the west of terminal one and is connected to it with an automated people mover. It has 20 parking stands and a capacity of 10m pax.

On Monday, Jack So, Chairman of HKG’s operator, Airport Authority Hong Kong (AA), and Zhang Kui, President of Hong Kong Airlines, accompanied by CK Ng, Executive Director, Airport Operations of the AA and Ben Wong, Chief Operating Officer of Hong Kong Airlines officiated at the opening ceremony, and also welcomed the first batch of passengers.

On the retail offer, AA says: “The concourse will gradually introduce restaurants, coffee shops and retail outlets to provide passengers with a one-stop shopping and dining experience.”

On the significance of the concourse, So says: “The MFC is an important development as it will help the airport meet increasing passenger traffic demand. In the past 12 months, Hong Kong International Airport handled 68.2m passengers, marking a year-on-year increase of +8.3%.

“With its capacity to serve an additional 10m passengers every year, the MFC will be able to increase the number of flights using airbridges to board and disembark, enhancing the overall passenger experience.”

AA plans to gradually increase the usage of the MFC in the next few months. It is expected to serve about 20% of daily passenger flights from HKG when operating at full capacity by next March.
