    Siam Discovery ready to offer new experiences

    Siam Discovery will open its doors on May 28 and will become Thailand’s largest lifestyle speciality store. The 40,000-square-metre complex will also be the Kingdom’s “Biggest Arena of Lifestyle Experiments” in retail space.

    Mayuree Chaipromprasith, senior vice president for business promotion at Siam Piwat, said that with the facelift the new Siam Discovery complex would serve individual shoppers who are curious and want to try new things as well as discover new experiences.

    “Both Siam Paragon, Siam Center, and the latest new Siam Paragon will have their own unique positioning, and will not cannibalise each another,” said Mayuree.

    She said Siam Paragon offers high-end fashion brands, while Siam Center will serve people who look for trendy fashion products made by local Thai designers. Siam Discovery, however, will provide hybrid lifestyle products, a combination of imported luxury and local brands.

    “The three shopping complexes will share the core values of Siam Piwat, which are: understanding [shoppers and tenants]; trustworthy; missionary; daring [with new innovations that break the rules]; and a commitment to excellence,” said Mayuree.

    She said the new Siam Discovery will offer lifestyle experiments for individual consumers in their areas of interest. The complex will create hybrid experiences in retail space, which will break all retailing rules.

    Charnchai Cherdchuwong-thanakorn, senior executive vice president for retail business development at Siam Piwat, |said the company will spend Bt300 million on the grand opening event and opening promotions of Siam Discovery, which aim to make Bangkok the retail hub of the Asean Economic Community (AEC) and the world’s favourite shopping destination.

    “The new Siam Discovery marks the introduction to Thailand of a new retail concept – a hybrid retail destination spread across 40,000 square metres. We expect to double |our sales per square metre with the new concept as well as |reinforce our reputation as a thought-leader in Thailand’s retail sector, creating unprecedented destinations that compete with the best of the world’s destinations,” he said.

    Charnchai said that highlight brands or stores at the new Siam Discovery centre will be divided into five different categories: everyday products; trend products; innovative products and services; sustainable products; and collaborations and Absolute Siam products.

    “We expect the new Siam Discovery complex to draw approximately 100,000 shoppers a day in the first 12 months, of which 65 per cent will be Thais and the rest 35 per cent foreigners,” Charnchai said.

    The Queen of Siam: Chadatip Chutrakul Aims To Energize A District In Bangkok

    A lot of people thought we dreamed the impossible dream,” chuckles Chadatip Chutrakul, recalling initial reaction to her newest–and biggest–project, Icon Siam. The 55-year-old CEO of Siam Piwat is best known as first lady of Siam Paragon, her signature mall. Much more than a Bangkok institution, it’s a global sensation, one of the world’s most posted sites on Instagram, alongside Disneyland and the Eiffel Tower.

    Siam Piwat has evolved over nearly six decades from a hotel and shopping center built by Chadatip’s father into a complex of flashy malls in a central Bangkok district so dominated by this family-run firm it’s also called Siam. As rivals in Thailand’s hypercompetitive retail industry have expanded to the suburbs, around the country, even overseas, Siam Piwat has stayed put, remodeling regularly, staking its fame and bottom line on Paragon and its adjacent shopping plazas, Siam Discovery and Siam Center.

    So Icon is a quantum leap, from the comfort zone of Siam across the Chao Phraya River, to the no-man’s-land of Thonburi. Centuries ago Thonburi predated Bangkok as Thailand’s capital, but development long ago flowed across the river to the Bangkok side, then uptown to Sathorn and Sukhumvit. A run-down area of concrete shop houses, it hardly seems a likely launching pad for an upscale shopping mecca.

    Yet this Bangkok native has grand plans to revive the River of Kings, as Chao Phraya translates into English. At $1.57 billion, Chadatip says Icon is the largest privately funded project in Thai history. Besides 5.5 million square feet of retail space, the site will include two high-rise residential towers, a museum, a half-kilometer-long river walk, extensive art, theater and conference facilities, plus docks for river cruisers and private yachts.

    Bangkok plans several new bridges and subway lines across the river, and Icon will link to them by a new monorail, dubbed the Gold line. Siam Piwat will bankroll the $62 million cost, the first time a company has paid for a subway line and donated it to Bangkok.

    Siam Piwat lacks experience in residential development, so has teamed with high-end property specialist Magnolia Quality Development, securing the blue-chip backing of Charoen Pokphand Group. CP is Thailand’s biggest company, run by Dhanin Chearavanont, who tops the FORBES ASIA Thai rich list. His daughter Tipaporn Chearavanont runs Magnolia. CP and Magnolia each have a 25% stake in Icon, leaving Siam Piwat with 50%.

    While it was still only a dirt lot in 2014, Icon sold all 379 units in one residential tower at prices equal to those of top-tier downtown properties, according to local real estate firms. “The launch of the condos did very well and helped put the project on the map,” notes Simon Landy, Thailand chairman of Colliers International.

    Chadatip says of the scheme: “This is not only about Icon, it’s about the future of the river. It’s about how we elevate the importance of the river in every aspect, meaning the historical places, culture, the art, the festivals–all the values on the river have to be integrated.”

    Since Siam Piwat announced its plan for the 20-acre site in 2014, there have been signs of a Thonburi revival. Nearby, at the Jam Factory, hip architect Duangrit Bunnag has converted old warehouses into chic restaurants, shops and an art gallery. “The river is happening,” he says.

    Still, it’s a high-stakes gamble, even for a risky investor–something Siam Piwat has never been–in an especially precarious time for Thailand. The past decade has been marked by political strife and a series of coups. Pitched street battles in 2010 claimed an estimated 100 lives; Central World, a shopping center near Siam, was razed. When massive street protests crippled Bangkok in 2014, the military mounted another coup, promising a quick return to democracy. Two years on, the junta remains entrenched. The economy trails regional growth, and some say it’s teetering on recession.

    “We’ve gone through lots of cycles,” Chadatip concedes, but she notes that revenue has recovered since the protests and coup of 2014. Even after a devastating bombing in the capital last August, Siam Piwat’s sales for 2015 were up 10% from 2014 and grew 18% from 2013. And Chadatip says there are waiting lists of years for space in malls, a figure confirmed by retailers and local analysts.

    “This is exactly the kind of project Thailand needs now,” says Chadatip, noting that Siam Piwat isn’t a stranger to making tough investments in critical times. She recalls that soon after Siam Discovery was launched, the country plunged into the 1997 Asian Financial Crisis. That was under the watch of her father, Chalermchai Charuvastr, a former military general who served in the 1950s on the staff of Field Marshal Sarit Thanarat, who led a coup and became prime minister in 1957.

    Chalermchai was governor of the Tourism Authority of Thailand and pioneered aviation agreements that helped usher in the era of international travel in Southeast Asia. Tourism remains a major bright light for Thailand, with 29 million visitors last year, providing 10% of gross domestic product, according to official statistics.

    In 1959, when tourists numbered under 100,000 a year and airlines were pushing for proper lodging for crews and passengers, Chalermchai brokered a lease for 29 acres of royal parkland around the Sra Pathum Palace, then founded Bangkok Inter-Continental Hotels, which built Siam Intercontinental Hotel.

    According to Chadatip, the government put up 20% of Bangkok Inter-Continental Hotels, InterContinental Hotels Group added 30%, and the rest came from local banks and about 500 private shareholders. The company was renamed Siam Piwat in 2003 but remains unlisted and doesn’t release earnings numbers. However, one local businessman calls Siam Piwat “a mint. They are printing money there.” How much flows to the family, Chadatip won’t say. “My family has some shares,” she says, “but a very, very small amount.”

    Chadatip says her father had a vision “to build a city of the future, not just one project. What he saw was that he would build the hotel and the first shopping mall and office building, the first high-rise in Thailand–30 stories–in 1965,” all on the same site where Paragon and other Siam Piwat malls now stand. Where once “this was nothing. It was orchards,” Chadatip says, now there are fountains, a towering LED screen and 250,000 visitors a day.

    Chalermchai ran the company until his death in 2009. Although Chadatip is the youngest of three children, he groomed her to take over, and she has spent virtually her entire career as first lady of Siam. Two older brothers, Charnchai and Charlie Charuvastr, have held posts with the company but largely made their marks outside. Charnchai served as CEO of telecom company Samart and prior to that was general manager of IBM Thailand. He was also chairman of Siam Paragon until he died in 2011. Charlie is a corporate relations advisor for Siam Piwat, having previously worked for PTT Exploration & Production, one of Thailand’s biggest energy companies.

    Born in 1961, Chadatip attended prestigious Chulalongkorn University in Bangkok, graduating in 1982 with a B.A. in banking and finance. She spent the next few years with a pair of British insurance firms, Sedgwick Offshore Resources and Willis Faber & Dumas, before coming back to Thailand, managing energy insurance services for domestic firm Dhipaya Insurance.

    She has been with Siam Piwat since 1986, starting in accounting, then sales and promotion. An admitted workaholic, she is often the last to leave the office, arriving home long after dark to more e-mails and work calls. Her husband, Apichart Chutrakul, understands the pace; he is founder and CEO of luxury property developer Sansiri. They have one grown daughter.

    Colleagues describe Chadatip as a human dynamo with boundless energy. “She’s really a superwoman. She works 24/7,” says one of her closest co-workers, who, like others at Siam Piwat, requested anonymity. “We get e-mails from her at all hours,” she says, adding, “She’s intensely involved in everything. Siam is her life, and it’s her passion.”

    Thailand’s other major shopping firms are also run by women. “I think it’s the nature of the business,” Chadatip says, noting that women have a keen eye for detail (Siam Piwat jointly owns Siam Paragon 51%-49% with Thailand’s Mall Group, also run by a woman, Supaluck Umpujh (see profile, p. 58).

    Chadatip doesn’t believe gender plays a big role in Thailand. “In this country we have the freedom to go as high as we want,” she says. “We’ve had a lady prime minister, we’ve had many lady ministers.” In Thai culture women have equality, she says. “There is no ceiling.”

    Revamped Siam Discovery to embrace ‘lifestyle’ concept

    The 18-year-old mall in central Bangkok has been closed for a Bt4-billion overhaul since May and expects to reopen under the new title “Siam Discovery – The Exploratorium” next quarter.

    “We want to create a unique shopping experience for all customers. To make the new Siam Discovery different from its neighbouring shopping malls Siam Center and Siam Paragon, we want to introduce a revolutionary new retail concept in Thailand,” said Chadatip Chutrakul, chief executive officer of Siam Piwat, which also owns and operates Siam Paragon and Siam Center.

    To turn this shopping venue into a hybrid retail destination, Siam Piwat decided to ensure that its 40,000 square metres of retail space would offer a range of products and undertake sales and marketing strategies that would be more flexible and respond to customers’ demands.

    Previously, Siam Discovery hosted at least 120 retail tenants.

    After the reopening, there will be hundreds of categories and more than 5,000 international and local brands on offer.

    “We invited [Japanese design studio] Nendo to provide the inspirational design concept for Siam Discovery because Siam Piwat looks at the future from a global perspective rather than just the potential of the Thai market,” Chadatip said.

    To turn this vision into reality, the Siam Discovery renovation was overseen by Oki Sato, one of the world’s top designers.

    “Our role as a retailer has advanced to another level and become one of managing visitors’ experiences and emotions at the destination, rather than just one of managing products, categories and displays,” Chadatip stressed.

    Besides being Nendo’s largest project in Thailand, this is the first major facelift of the 18-year old shopping complex. The aim is to cash in on the potential growth in shopping and retail markets in Thailand following the implementation of the Asean Economic Community (AEC) early this year.

    Chadatip said the 2 million square metres comprising the Siam area was considered one of top-ranked retail destinations in Bangkok, which annually attracts more than 200,000 visitors. The number of foreign-tourist arrivals is expected to rise, particularly after the full implementation of the AEC.

    Give this potential, one year after the reopening, Siam Discovery is expected to welcome 100,000 visitors a day, of whom about 65 per cent will be local shoppers while the remaining 30-35 per cent will be foreign tourists.

    “We aim to double our sales revenue within one year compared the sales in the year before this major renovation,” she said.

    Siam Piwat targets recovering the cost of this renovation within five to six year as it believes that this is a long-term investment. By the end of this year, the company hopes to see at least 10-per-cent revenue growth, partly driven by the new Siam Discovery.

    Top Global Designer ‘nendo’

    ‘nendo’ (Mr. Oki Sato), who is one of the world’s top designers and a person voted as among the ‘100 Most Respected Japanese’ by Newsweek Magazine, provided the overall design inspiration for the new Siam Discovery.  He was engaged as the chief consultant for the building design as well as the interior design, while Urban Architect Co., Ltd. was the Thai architectural design and interior design company for the project.

    The new Siam Discovery is nendo’s largest project, ever, and his first in Thailand.

    The new Siam Discovery follows from Siam Piwat’s highly successful Bht 1,800 million     re-build of Siam Center three years ago, which pioneered a revolutionary retail development concept where the developer worked collaboratively with retailers and brand owners to give the entire venue a consistent visual identity that is clearly and distinctly Siam Center.  The concept has been showered with eight highly prestigious international awards, including recognition as one of the world’s 5 best-designed retail centres by the retail industry’s leading international association – the International Council of Shopping Centers (ICSC).

    Bangkok shopping centre Siam Discovery has been wrapped in a giant vinyl curtain to raise awareness of the centre’s redevelopment and planned reopening early next year.

    Owner Siam Piwat says the revamped mall will reopen in the first quarter of next year with a completely renewed retail concept and execution. It follows the success redevelopment of the neighbouring Siam Centre which was reopened in 2013 and was recently named amongst the world’s best shopping centres by the US-based ICSC.

    Siam Piwat is spending 4 billion baht (US$112 million) in revamping both the interior and exterior of the Siam Discovery.

    The company has already adopted the campaign theme “Break the Rules” to promote the renewed retail destination when it reopens.

    The giant vinyl wrapper which has now appeared on the building is designed not just to prmote the redevelopment but to match international safety standards.

    Located in the center of Pathumwan Intersection, the vinyl has been formed into a gigantic billboard on which is the graphic designing of shattering glass.

    “This symbolic image represents a familiar sight of Siam district before being changed to make a better creation,” said a Siam Piwat spokesperson.

    “It is absolutely the talk of the town among both Thais and foreign tourists who look forward to seeing the new look of Siam Discovery. This will also modify Siam district to maintain its rank of being Thailand’s everlasting shopping destination.”

    Major rebuild for Siam Discovery

    Thai mall developer Siam Piwat is planning a 4 billion THB (US$125 million) rebuild of its downtown Bangkok Siam Discovery shopping mall.

    Siam Piwat, which owns the adjacent Siam Square and Siam Paragon malls, says it is planning a total renewal for both the center’s interior and exterior. When the result is unveiled to the public in early 2016, the centre’s theme will be “Breaking All The Rules”.

    The centre will host a ‘groundbreaking sale” from April 23 to May 5 before it closes down for the refurbishment.

    When it reopens, Siam Piwat promises “a first-time phenomenon with a number of original ideas never before seen in Thailand.”

    Siam Piwat spokesperson Siriphen Intuputi said the 4 billion THB investment is additional to the five year, 55 billion investment announced last year covering new properties and refurbishments.

    The 18 month old centre has always struggled in the shadows of its neighbours, Siam Centre, Bangkok’s oldest modern day shopping centre, and the massive Siam Paragon which, when it opened, was Thailand’s largest shopping centre. Siam Centre reopened in 2013 after a comprehensive renovation which has drawn praise from retail experts and designers and been an unequivocal trading success.

    “The success of our renovation of Siam Center two years ago where we received amazingly good feedback from tenants and visitors made the management and staff of Siam Piwat confident in the company’s approach to maintaining its lead in introducing innovations to the retail industry,” the company said in a statement.

    “So the company decided to give [Siam Discovery] a total renewal in order to bring new experiences of the era to Thai shoppers and international visitors who will come to Thailand in great numbers following the creation of the ASEAN Economic Community (AEC).”

    Observed Siriphen: “We believe that after the AEC takes effect, Thailand’s retail industry will grow by more than 25 per cent. There is a lot of new investment in the retail sector in anticipation of future economic growth. This includes Siam Piwat’s planned investment during 2015 – 2019, with the renewal construction of Siam Discovery a part of the plan.”

    During the course of the rebuild, the entrance to Madame Tussauds Bangkok will be changed to  within Siam Tower. Well-known brands with stores inside Siam Discovery have been given temporary space within Siam Center and Siam Paragon..

    “Siam Piwat has drawn a detailed plan for the total renewal of Siam Discovery and we are confident that when the new Siam Discovery opens, it will be an unprecedented phenomenon in the retail industry with many original and trendy ideas.  It will be the talk of the town just like when the new Siam Center was unveiled,” said Siriphen.

    She said details of the unique new concept will be revealed later.

    Retailers offer cross-border privileges

    Five retail giants have teamed up with a Thai mall operator to offer a cross-border privileges programme for shoppers.

    Siam Piwat, owner of Siam Paragon, Siam Center, Siam Discovery and Paradise Park, is partnering with South Korea’s Lotte, Hong Kong’s Times Square, Robinsons of Singapore, Sapporo Parco of Japan and Galeries Lafayette of France in the Global Privilege Partnership program.

    Together, the retailers will launch a “massive international campaign”, offering both local and international shoppers “ultimate shopping experiences and above average privileges”. The partnership is the first of its kind in Thailand’s retail sector.

    Mayuree Chaipromprasith, Siam Piwat’s senior vice-president for business promotion, said Siam Piwat is honoured to lead the campaign and to be trusted by the five retailers who selected Siam Piwat as their exclusive partner in the customer relationship management (CRM) programme across the borders to ensure cardholders enjoy maximum benefits.

    “Siam Piwat sees working together in the form of partnership and collaboration as a way to develop a mechanism to stimulate more international consumer spending in Thailand. At present, the majority of visitors to Siam Piwat’s shopping venues are of the B group and higher.     She added that Siam Piwat expects 400,000 visitors a year to participate in the programme, which should generate 6 billion Thai baht annually in consumer spending.

    Thailand’s Siam Center, Siam Discovery launch Siam Gift Card for easy gift giving

    Siam Piwat Co. Ltd., the owner of Siam Paragon, Siam Center and Siam Discovery, recently launched the Siam Gift Card, which will provide shoppers a greater shopping convenience and make it easy to send or receive gifts.

    Mayuree Chaipromprasith, Senior Vice President of Siam Piwat, based on their consumer survey on shopping behavior at year end, many customers buy products as New Year gifts.

    “Therefore, in late November, Digimedia Marketing Co., Ltd., subsidiary of Siam Piwat Group, introduced the Siam Gift Card, which offers better benefits than other cards in the market so that the customers can use it themselves or give it as a gift,” she said.

    The Siam Gift Card serves as cash card that allows the customers to top up the minimum of THB1,000 (USD30.3) to purchase any products from more than 50 leading fashion boutiques, cosmetic flagship stores and many more in Siam Center and Siam Discovery. It integrates the strategy of seasonal marketing, solution marketing, E-payment and CEM (Customer Experience Management).

    In addition, the card keeps record of the customer behavior so that the company can come up with the marketing promotion activities that truly meet their needs.

    For security purposes, customers must key their own code every time they buy products at the stores. Besides reward points, the shopping history will be recorded in the database so that customers will receive customized news about new arrivals and promotion that fit their own needs in the future.

    Mayuree said Digimedia Marketing Co. Ltd. invested more than THB15 million (USD455,843.31) in the Siam Gift Card campaign and expects to sell more than 20,000 cards in the first three months.
