Aeon to open second Cambodia mall in 2018
Japanese group Aeon is expanding its presence in Cambodia with a new location, Aeon 2, announced for 2018.
Covering 70,500 square metres of retail space, it will be the second Aeon Mall in Cambodia. The exact location has not been disclosed, nor has a date been given for completion.
According to local media, Cambodian retailers are hailing the entrance of Aeon in 2014 as a huge success, saying its “high standards” are having a positive impact on the Kingdom’s retail sector.
“Aeon is the first international mall operator and developer in Phnom Penh, and they have set an industry standard and expectations for other such malls in Cambodia,” said Cambo-Sia CEO, Daniel Li.
“The demand for entry into Aeon is very high, and there is a waiting list for brands wanting to make a debut in the mall.”
Aeon Mall, the first large-scale modern shopping mall in Cambodia, recently celebrated its third year of operation in the Kingdom.
CBRE’s first-quarter real-estate report said prime retail rents for malls have dropped by 0.9 per cent compared to the previous quarter, averaging US$31.1 a square metre per month. Prices gained 1 per cent year-on-year.
The second half of last year, prime rental prices in Cambodia ranged from $32 to $70 a square metre per month, according to a Frank Knight report. The upscale Vattanac Capital mall held highest priced leases for its 5000 square metres of retail space, said the report.
Looking forward, the retail sector in Cambodia is set to further evolve over the next three years as the total modern retail space could surge from the current 212,000 square metres to 582,000 square metres.

Eat-in supermarkets catching on in Japan
Japanese retail group Aeon will expand dining areas at its domestic stores, aiming to capture demand from the growing ranks of seniors and dual-income families wanting to spend as little time as possible on household chores.
Within three years, group unit Aeon Retail plans to double to around 150 its stores with spaces seating at least 50. Most of its 360 locations stores already have dining spaces, but only for 20 to 30 people.
The plan is to create the roomy spaces at 30 or so locations each year as stores undergo renovation. Dedicated registers may be set up so that customers need not wait in the same lines as grocery shoppers. Such new items as pizzas baked to order and make-your-own salads will be gradually introduced.
Yaoko, a supermarket operator in the greater Tokyo area, has renovated a flagship store in Kawagoe, northwest of the Japanese capital. It serves freshly made meals there for eating in-store, such as a 680 yen ($6) bowl of seafood over rice with eight toppings.
Yokohama-based discount retailer OK runs a food court at one of its stores that serves dishes made from such supermarket-section ingredients as rice, eggs and beef.
Supermarkets sell prepared foods at lower prices than convenience stores and restaurants. Eating on the premises spares customers from dealing with the resulting trash at home. Retailers hope to leverage these benefits to pull in more shoppers. Since foods prepared on-site carry higher margins than processed foods from manufacturers, in-store eating is seen buoying earnings as well.
In the U.S., such major retailers as Whole Foods Market have “grocerant” — a portmanteau of “grocery” and “restaurant” — dining areas offering prepared foods for purchase by weight. These are drawing attention as a new way to lure customers. The market for prepared foods from grocers has been estimated at $10 billion a year.

Vietnam convenience store growth to lead Asia
Vietnam will be the fastest-growing convenience market in Asia by 2021, predicts international grocery research organisation IGD.
According to the researcher, Asia’s grocery market will be the largest in the world with predicted 6.3 per cent of compound annual growth rate, up to US$4.8 trillion by 2021.
Of that, the convenience store sector will see double-digit compound annual growth in the next four years.
IGD predicts the Vietnam convenience store market will grow by 37.4 per cent in that time, followed by the Philippines at 24.2 per cent and Indonesia at 15.8 per cent. Those figures are based on assessments of the performance of the leading convenience store operators in each market.
During the past couple years, Vietnam convenience stores have become popular destinations, especially for young consumers. Savvy operators, like Circle K and FamilyMart have recognised local demand for c-stores as a place to not only shop but to hang out as well, providing an air-conditioned area to consume freshly-served convenience foods and snacks, up-to-date merchandising systems, a mix of imported and local goods and – in some stores – even free Wi-Fi.
It is also easier for businesses to get licences for stores with footprints under 500 sqm.
According to IGD, Vietnam, the Philippines and Indonesia share similar characteristics that make their convenience markets particularly ripe for growth, including:
- Store expansion: In all three markets, major players are speeding up store roll-outs in a battle for marketshare. For example, the number of c-stores operated by the top five retailers in the Philippines has more than doubled during the last five years and retailers are gradually shifting their focus from the capital to more provincial areas for greater opportunities.
- Local players are gaining a stronger foothold: Asia’s convenience market has traditionally been dominated by Japanese retailers, such as 7-Eleven (which has yet to debut in Vietnam), FamilyMart and Aeon. However, there have been more market consolidations and partnerships and most noticeably, domestic players such as VinMart in Vietnam and SM Retail in the Philippines have been scaling up their operations and establishing leadership in their local markets.
- Neighbourhood mini-supermarkets are becoming more popular: Apart from the modern convenience store format, local operators such as Indonesia’s Indomaret and Dairy Farm’s Wellcome format in the Philippines have developed a successful neighbourhood mini-supermarkets model, which better cater to local needs. These mini-supermarkets are typically between 150 and 300 sqm in size and are located in residential areas, with a focus on fresh food, top-up grocery and food-for-tonight.
Thanks to the positive economic outlooks of all three countries, consumers are shifting from traditional wet-markets to the so-called modern trade, like convenience stores and supermarkets.
Increased GDP per capita and foreign investment have also encouraged the market growth.
“Among all the brick-and-mortar grocery channels, convenience shows the strongest growth prospects in Asia, thanks to rapid urbanisation, a growing young population and greater levels of disposable income,” says Nick Miles, head of Asia-Pacific at IGD.

Aeon Vietnam plans second Hanoi centre
Aeon Vietnam is to build a second property in Hanoi, in the Ha Dong district in the city’s west.
This follows the Japanese group launching in the Vietnamese capital two years ago, with a mall in Long Bien.
An Aeon Vietnam representative says the project, covering 9.5 hectares, will cost VND4.500 tillion (US$200 million). The expected opening date will be in 2019.
However, the group is yet to determine the specific location for its fifth shopping centre in Vietnam. Ha Dong is developing, and investing in extended ring-road system with a Bus Rapid Transit link with downtown Hanoi. An urban railway is planned to launch next year.

Aeon to spend $200 mln for 2nd mall in its Hanoi expansion plan
Vietnam is considered Aeon’s priority destination in Southeast Asia with the largest number of shopping centers to date.
Japanese retailer Aeon is planning to pour $200 million into its second shopping mall in Hanoi this year, a company official said, which would see its investment in Vietnam’s capital nearly doubling.
The new facility covers an area of 9.5 hectares (23.5 acres) in Ha Dong District, Hanoi’s largest suburb by population. It is scheduled to come into operation at the end of 2019.
That will be the fifth shopping mall Aeon has opened in Vietnam, after its first unit was launched outside Ho Chi Minh City’s downtown in January 2014.
Vietnam’s retail market, drawing attention by retail giants such as Japan’s 7-Eleven, Swedish fashion firm H&M and Thailand’s Central Group, is listed in the top five in Southeast Asia and ranked 11th globally in terms of growth rate, based on the A.T. Kearny 2016 Global Retail Development Index.
Vietnamese people are gradually shifting away from traditional retail channels to modern retail stores and centers. Spending at supermarkets, convenience stores, and shopping malls, as opposed to traditional local shops, is expected to rise to 40 percent of consumer spending by 2020, from 25 percent currently, government data show.
The government has projected the retail market’s value to hit $179 billion by 2020, up 52 percent from last year.
Aeon is the largest retailer in Asia with a network of around 300 consolidated subsidiaries and 26 equity-affiliated companies, ranging from convenience store chains and supermarkets to shopping malls and specialty stores.
In Southeast Asia outside Vietnam, the Japan-based company is also running one shopping mall in Cambodia and two others in Indonesia. It plans to open the second facility in Cambodia in the summer of 2018 and two more in Indonesia within that year.

Doutor Coffee arrives in Malaysia
Japan’s Doutor Coffee has opened three outlets in Malaysia – in Aeon Tebrau (Johor Baru), Sunway Velocity Mall in Kuala Lumpur and Aeon Bukit Tinggi.
This follows other international expansion in Singapore, South Korea and Taiwan.
Doutor Coffee was founded in 1980 by Toriba Hiromichi with a 9 sqm outlet in Tokyo’s Harajuku district. There are now more than 900 outlets in Japan.
MD Yasuhiro Yamamoto says Doutor decided to open in Malaysia because it had found a good partner in the Texchem Group, which owns 106 Sushi King outlets in Malaysia. More outlets are being planned, with some to open next year.
All will follow the Doutor Japan formula with a strong focus on coffee and freshly made food.“We have good-quality black coffee, espresso and cappuccino, and the food will be a Japanese fusion concept,” says Yamamoto.
He says the secret to the brand’s success lies in the quality of its beans and the roasting.Doutor Coffee master roaster Masahiro Kanno says the beans are sourced from more than 10,000 plantations all over the world, including its own two plantations in Kona, Hawaii.
Kanno personally goes to select the beans, sometimes buying in bulk and sometimes buying just a few, depending on whether they will be featured as single-origin roasts or blends. The beans are flame-roasted.
