    Aland to open fashion flagship store in the US

    Mall developer Triple Five announced that Aland’s 10,000sqft outlet will “bring everything that Korean fashion stands for to American Dream; unique designer brands worn by K-Pop stars, K-Beauty and more”.

    The multi-concept store is known for its range of basic retail items through to curated Korean fashion designs. It opened its first US location in Brooklyn last year.

    Aland operates more than 20 stores in its home market as well as in Hong Kong and Thailand.

    “We look forward to opening a flagship location at American Dream, where guests from New Jersey and the New York metro area and around the world can shop for a highly curated selection of affordable basics, as well as learn about rising independent Korean designers,” said Aland’s co-founder Kinam Jung. “While K-Pop has become mainstream cultural phenomena, customers can find popular items worn by BTS, Blackpink, Monster X, and etc. Åland will be the go-to-place for those who love K-Culture.”

    South Korean fashion chain Aland hopes to become a key drawcard of the 3 million sqft American Dream mall when it opens on October 25.

    Paya Lebar Quarter (PLQ) by Lendlease continues to realise its vision of transforming Paya Lebar into a vibrant business and lifestyle hub.     Ikea Malaysia to open in new Batu Kawan mall

    Ikea Malaysia is preparing to open the first phase of a shopping centre linked directly to its blue-box home furnishing store in Batu Kawan, Northern Malaysia.

    With around 20 tenancies, the new retail destination is aiming to bring a vibrant new mix of brands to the growing Aspen Vision City. The retail extension will open at the end of the year, with 85 per cent of the space now already leased to tenants including Sports Direct, Project Rock, 7-Eleven and Harvey Norman.

    Taking up 50,000sqft, Harvey Norman is taking its concept of a flagship superstore outside the Klang Valley for the first time.

    “We are grateful for the relationships we have built with long-term partners like Harvey Norman. Together, we can live up to our mission of creating vibrant meeting places for the many people – going beyond just shopping,” said Ikea Southeast Asia MD Christian Rojkjaer.

    Five Ikea stores in the region are anchors for shopping centres.

    “We look for tenants that meet the needs of the people in our community,” explained Ikea Southeast Asia mixed-use director Christian Olofsson. “In the four months since we opened Ikea Batu Kawan, we have seen that Penangites often visit on lunch breaks and during dinner time. So, we will focus on bringing in F&B outlets and convenient grab-and-go services. We also see the opportunity for other leisure, entertainment and sporting retailers to serve the growing township of Batu Kawan.”

    The integrated retail component to Ikea Batu Kawan is part of the master plan for Aspen Vision City, a joint-venture of Ikea Southeast Asia and Aspen Group.

    Singapore’s CapitaLand Mall Trust boosts property revenue

    CapitaLand Mall Trust (CMT), has achieved net property income (NPI) of S$273.3 million for the half year to June 30.

    That represents a 10-per-cent increase on the same period last year, boosted by the 100-per-cent contribution of Westgate, of which the trust acquired the balance 70 per cent interest during the fourth quarter of last financial year.

    Tony Tan, CEO of CapitaLand Mall Trust Management Limited (CMTML), which manages CMT, said the trust would receive a further boost from the second half of this year from the opening of the new Funan mall on June 28.

    “The contributions from Westgate and Funan are expected to anchor CMT’s steady financial performance while we embark on the rejuvenation of Lot One Shoppers’ Mall starting from the third quarter of 2019,” said Tan.

    “Proposed works include expanding the footprint of the public library to enhance the mall’s community focus and reformatting the cinema to house smaller screens that better serve moviegoers’ demands for variety.”

    Tan said that against a backdrop of a slowing Singapore economy, the trust remains cautious in its outlook.

    “Competition for the consumer wallet is expected to stay keen with the progressive opening of new malls, although the supply of new retail space is projected to taper off from 2020. As a proactive REIT manager, we will continue to review our portfolio for possibilities to create value through acquisition and development opportunities.”

    For the second quarter, CMT’s gross revenue and NPI rose 10.6 per cent and 10.2 per cent respectively year-on-year. The improvement in gross revenue was mainly due to the completion of the acquisition of the Westgate stake on November 1, which contributed $18.4 million to gross revenue. Funan’s reopening on 28 June 2019, after a three-year redevelopment, contributed $900,000 to the total gross revenue of the group. The increase was partially offset by lower gross revenue from Sembawang Shopping Centre, which was divested on June 18 last year.

    CMT owns and invests in 15 shopping malls, primarily in Singapore: Tampines Mall, Junction 8, Funan, IMM Building, Plaza Singapura, Bugis Junction, JCube, Raffles City Singapore (40-per-cent interest), Lot One Shoppers’ Mall, 90 out of 91 strata lots in Bukit Panjang Plaza, The Atrium@Orchard, Clarke Quay, Bugis+, Bedok Mall and Westgate. As at June 30, CMT owned 12.3 per cent of CapitaLand Retail China Trust.

    Courts opens first IoT store at Funan mall, Singapore

    Courts Singapore has opened its first Internet of Things store at Funan mall.

    The 12,000sqft store houses Google’s first experience zone in Asia and another from Samsung.

    Consumers can try Google’s entire range of products in Singapore, from smartphones to the recently launched Nest Hub smart display, which is similar to a smart speaker but with a screen.

    Ben Tan, Courts Singapore country CEO, shared with The Straits Times that 80 per cent of the products on sale are compatible with smart-home platforms such as the one anchored by Google Assistant, Google’s artificial intelligence-powered voice-assistant software.

    “The number of smart products available here that work with Google Assistant has increased by 200 per cent this year on year,” Tan said.

    At the Samsung experiential zone at the Courts Singapore Funan mall store, consumers can try out an integrated smart home.

    They can open a door using a digital lock, see notifications from a security camera on a smart Samsung television and issue voice commands to smart home appliances such as washing machines and fridges.

    According to Tan, Courts will offer more services to go along with smart home, such as setting up the devices and educating users on how to control their smart gadgets.

    Indian mall space to grow by 65 million sqft by 2022

    India will take on more than 65 million sqft of new mall space by the end of 2022, according to a new report from real estate services firm Anarock.

    The report shows the region’s top seven cities will account for 72 percent of the new mall space, while tier 2 and tier 3 cities will see 18.2 million sqft of new supply. Nearly two-thirds of the planned space (40 million sqft) will hit the market by next year.

    “This new supply is also driven by the increasing interest of institutional investors – including private-equity players – who invested almost US$1.9 billion into Indian retail between 2015 and the first quarter of this year,” said Anarock Retail MD & CEO Anuj Kejriwal. “In fact, more than 60 percent of this investment was infused in the last two years alone, making these the best years for the Indian mall sector in recent times.

    Notwithstanding the decline in deal activity in the second half of last year following the liquidity crisis, the retail segment attracted investments of almost $115 million in just the first quarter of this year.”

    The report also maintains that real estate investment trusts (REITs) can be a viable tool for mall developers to raise funds, but this fund-raising instrument still needs to mature sufficiently. Also, the retail REIT structure and performance may not be directly comparable with the commercial office sector.

    The report also showed the Indian retail industry has moved from long-term leasing to short-term leasing tenures (three to five years) to enable constant updating of the brand mix within the mall. Globally, the standard lease term is still above five years.

    Funan mall is set to open its doors on June 28 – ahead of schedule after a three-year redevelopment.

    Located in the heart of Singapore’s Civic District, the mall will host more than 180 brands under six themes: tech, craft, play, fit, chic and taste. One in three of the stores will be new-to-market brands, new concept stores or flagships.

    “Shaped by its unique location in a new-gen live-work-play hub, Funan brings together experiential and activity-based retail at a scale not seen before in Singapore’s Civic District, while providing a collaborative platform for retailers to share their brand stories,” said Chris Chong, MD, retail, at CapitaLand Singapore.

    “With a dedicated community manager, Funan goes beyond a singular focus on achieving a certain retail mix to curate community experiences that consumers are passionate about, as it seeks to build social connections and networks beyond the transactional.”

    Experiential and activity-based retail takes centrestage at Funan – Climb Central will operate the highest climbing facility in the Civic District, extending from the base of the Tree of Life at Basement 2 to Level 1.

    New-to-market brands

    Tech company Dyson will unveil its first standalone store in Singapore at Funan. The beauty-only concept store will be dedicated to its Dyson Supersonic hair dryer and recently-launched Dyson Airwrap styler.

    British folding-bikes maker Brompton Junction will open its first Southeast Asian flagship store, and launch a Lion City special edition bike.

    Golden Village’s seven-screen multiplex in Funan will feature two new seating concepts – Deluxe Plus and Gold Class Express – along with virtual reality pods in its foyer, showcasing popular games and cinematic content for customers.

    FairPrice Finest will introduce a digital shopping experience at Funan, allowing customers to shop and pay through their phones.

    Kopitiam will launch its latest concept KopItech, where patrons can place their orders via one of 17 self-service kiosks or through Facebook’s messaging app.

    Singapore’s True Group will open a flagship TFX fitness centre in Funan, True’s first fitness centre in Singapore with a swimming pool and outdoor deck.

    Other retailers will make their return to Funan, including tech retailer AddOn Systems which will operate Singapore’s Lenovo Flagship Store, and GamePro Shop, which will organise esports tournaments.

    Courts is opening its first uniquely IoT store, featuring simulated smart home concepts where consumers can visualise their dream home fully connected.

    Local eateries Ya Kun Kaya Toast, Qi Ji and Old Chang Kee will also return, with Qi Ji marking its 16th outlet islandwide since its first stall in Funan Centre back in the 1990s.

    Local labels

    More than half of Funan’s tenants are homegrown brands, both established and emerging.  These include artisan jeweller Carrie K’s first standalone boutique and fashion label Love, Bonito’s largest outlet in Singapore. Footwear brand Another Sole will also launch its first menswear collection there.

    Native online brands opening their first brick-and-mortar outlets include fashion retailer All Would Envy and creative confectionery brand Nasty Cookie.

    Specialty coffee roaster Papa Palheta, the group behind Chye Seng Huat Hardware, will be launching Singapore’s first employee-owned cafe, PPP Coffee and Sinpopo will open its first coffee concept in Funan. Designer store Grafunkt will include an in-store bistro.

    At an urban farm on Level 7 operated by Edible Garden City, farmers will work with chefs to curate, grow and harvest pesticide-free produce, supplying the produce straight to restaurants in the building.

    Link’s Temple Mall installs ‘Green-Screen Studio’

    Temple Mall has installed a green-screen studio letting shoppers recreate scenes from famous romance movies.

    Link’s Temple Mall has installed an in-mall green-screen studio as part of its “Love at First Scene” campaign.

    The installation features 15 romantic scenes for shoppers to choose from along with a costume borrowing service and onsite postcards, allowing customers to play the lead roles in the famous love scenes and recreate silver-screen magic.

    The experience is capped off with a snapshot at the Romantic Moments photo zone, offering an occasion for customers to have their love stories memorialized in photos. The mall also provides a three-metre-tall selfie wall and six other Insta-worthy spots for customers to confess their love in their own creative way.

    Customers who spend a designated amount under the terms of the promotion may borrow costumes to re-enact the scenes. Whether striking a pose in the “I’m flying” scene on the ship’s bow, pledging their eternal love in an Imperial Palace in China, or participating in the moon-landing scene especially for families, their performances will be captured and printed onto postcards alongside famous quotes.

    Meanwhile, lovers can take romantic snapshots in front of a 21sqm neon selfie wall with a colossal neon heart at the center. There are six selfie walls in different corners of the mall, with pose and shooting angle suggestions for the best images.

    Another Bangkok riverside mall in Development

    Another Bangkok riverside mall is in the early stages of planning after the Port Authority of Thailand (PAT) said it will develop Klong Toey land it no longer needs.

    The land is located at the Klong Toey port, not far from Bangkok’s CBD where the authority currently has about 900 rai 1.44 million sqm. PAT says it plans to use only about half that area in the future and will hand the balance over to a developer to create a landmark on the Chao Phraya River.

    The 400 rai which has become available will house retail space, a business centre and other commercial space, according to PAT director-general Kamolsak Promprayoon.

    “It will be something like IconSiam,” he said. “The format will basically be a large business city with the goal of becoming a new landmark and tourism centre in the capital that offers convenient links to river-based tourism.”

    A private company has been appointed to conduct a feasibility study on the plan.

    Meanwhile, the Thai government is preparing to progressively evict about 12,500 families who are illegally occupying a nearby area, commonly referred to as the Klong Toey Slum. According to the Bangkok Post, the government has allocated four 25-storey apartment buildings to house the people in 6144 apartments, measuring just 33sqm each.

    Hanwha Galleria is informing Seoul citizens of fine-dust levels by using media art installed on the exterior of its department stores.

    If the fine-dust concentration is at “bad” levels, the lighting installed on the exterior of the Galleria Luxury Hall sends out red flashing signals three times before displaying a video consisting mainly of red.

    And on days when fine dust is low, images will be composed mainly of green hues.

    The initiative is part of Hanwha Galleria’s “Right! Galleria” campaign to encourage a culture of eco-friendly and sustainable consumption.

    As part of the Galleria campaign, the company will publicise fine dust levels.

    Hanwha Galleria will also give KF94 certified masks to customers who make a purchase on days when fine dust levels are 81μg/m3 or higher.

    The masks will be provided 10 times every day when fine dust levels are recorded as “bad.”

    Philippine property developer SM Prime Holdings has committed PHP80 billion (US$1.53 billion) for constructing four new malls, residential units and mixed-use spaces this year.

    The additional capital is intended to support expansions that include opening an additional 200,000sqm of retail space in “developing provincial cities”, including Pangasinan, Zambales, Butuan and Zamboanga.

    As at the end of last year there was 8.3 million sqm of retail space in 72 SM malls throughout the Philippines.

    The firm is also developing new projects and converting mall spaces into mixed-use land.

    International e-commerce platform Ebay is preparing to head a US$160–170 million investment in e-tailer Paytm Mall.

    In a report last Monday, the move was interpreted as a grab at O2O commerce and payments opportunities in India. It will be the third major e-commerce investment in the territory for the firm following its minors stakes in Flipkart and Snapdeal.

    Paytm Mall raised about US$215 million from Japan’s SoftBank and existing investor Alibaba mid last year, at a valuation of $1.6–2 billion. It has raised roughly $645 million in funding to date.

    The firm has a minority segment of the Indian market, which is largely dominated by its two biggest competitors Amazon and Flipkart.

    Lululab unveils the first AI Beauty Store at Dubai Mall

    Beauty AI startup Lululab has unveiled its unmanned virtual retail space “AI Beauty Store” in the giant Dubai Mall.

    Lululab is the developer of Lumini, an AI-based skincare assistant that provides individually tailored skin-care solutions. It offers a smart-shopping experience through the store, which combines AI and big-data technology, on the ground floor of the popular French department store Galeries Lafayette.

    The service is made up of three steps: self-skin analysis by the customer; recommendation of products that best satisfy the customer’s skincare needs; and provision of an outcome report via mobile.

    By taking a single selfie with the multispectral camera at the Lumini kiosk, customers can receive an accurate analysis of their skin’s top layer condition and a list of recommended skin care products based on the result, making it unnecessary for them to wander around the shopping mall searching for random skin care products. They can also receive discounts for the recommended products.

    Sephora heads to Seoul, Korea

    LVMH-owned cosmetics retailer Sephora will launch its first outlet in South Korea this October.

    The first Sephora South Korea retail space will take up 547sqft in Gangnam, featuring hundreds of brands as well as home-brand products under the Sephora label.

    “Sephora will contribute to expanding the local beauty market by proposing a new standard,” said Sephora Korea CEO Kim Dong-ju.

    The Sephora South Korea store will be the first of six planned to be trading by next year, along with an online store.

    Sephora operates more than 3000 outlets worldwide and has a strong presence in Asia. It also plans to make a return to Hong Kong soon, opening in space at IFC mall.
